The current inventory crisis has been driven by: 1) Historically low interest rates 2) The "land grab" from the last recession, interest rates on those purchases, cash flow opportunities as rentals and AirBnBs. (Bought then, selling never) ... 3) Under building since the last recession. Builders were BURNED after the 2008 crash, were treading lightly, then the cost of labor AND construction materials skyrocketed.....building materials have significantly increased in price in the last year alone. 4) Demographics - millennials are the largest generation and finally in a position to buy (well, not really... because there is no inventory). Boomers have enjoyed inexpensive mortgages AND taxes (if you live in California) for decades. Is prop 19 enabling staying in place or actually motivating boomers to move? 5) Homeowner-focused policies have kept folks who would otherwise sell because of financial pressures from doing so.
