Expired, Withdrawn, and Canceled. You saw a property you really liked and now it has one of those three words next to it. Well, what do they each mean? An Expired Listing is when a property hasn’t sold by the end of the term stated in the listing contract. If this happens and in our current seller's market it’s hardly happening at all a seller can list again with the same agent or move on to a new agent. A Withdrawn Listing is when a property is no longer active o...n the MLS or being marketed, but it still may be listed for sale with an agent. This can happen for multiple reasons the seller decides to wait a few more months now to sell, they have decided to do renovations first and then re-list, etc. Keep in mind these homes may still show up on a search for several days after being withdrawn so this is why it is key to work with an agent ()who has the most up-to-date property information. A Canceled Listing is when a seller and their agent agree to terminate the listing contract. Just like a withdrawn listing, this can happen for multiple reasons maybe the seller decided not to sell at all anymore, or they have decided to rent the property for a few months first instead. Again, your agent will be the best resource to find out what happened. Overall, if you see one of those three words next to a property you like, don’t panic! The good news? Hi guys! I thought it would be fun to round up a few random facts about me that you may not know. So here we go! 1 I am originally from Jacksonville, FL (Go Jags!) 2 I am 28 years old and my birthday is in March (Aries baby ) 3 I have three older brothers, including my twin brother ... 4 I didn’t go to college (UF Gators for life though ) 5 I was scouted for modeling at the age of 14. Instead of going to college after high school, I moved to NYC for a modeling career. 6 I lived in Manhattan for 6 years working in the fashion industry before moving to SB. 7 My husband, David, is British and we met through a mutual friend in nyc. 8 David and I married after 5 months of knowing each other and have now been married 8.5 years (Not sick of you yet babe ) 9 I am fascinated with marine biology. Jellyfish and Sharks are my favorite marine animals to study, although I honestly love them all. I love working in real estate to help my clients learn more about the buying/selling process. Do the appliances come with the home? This is either one of my most asked questions or something my buyers don’t even think about. Answer: Usually, but not always! The majority of sellers do leave behind the home appliances since they will be purchasing a property that has the same appliances already. BUT, a seller could decide to bring a few appliances with them when they sell. Why? 1. They just bought a new washer/dryer set and the property they’re moving into has an o...lder one...so they’re taking those new babies with them! 2. The dining room chandelier has been an heirloom in their family for years...so they’re taking it with them! 3. The sellers never had a microwave...so there’s not one to include in the sale. There can be situations where you get two of the same appliances too! (If you want). Ex: There’s a refrigerator in the kitchen and one in the garage. The seller doesn’t want to take either. Cheers, they’re included in the sale! My job as your realtor is to know answers like these. I will confirm ahead of our house showings that all appliances are included, or not, and I will also confirm as we do the home inspection. So don’t worry! You’ll know before you purchase the home if you can microwave all the hot pockets your heart desires or not! See more
