Get to know our staff! Today's feature: Katelin Caris What is your favorite way unwind? Getting outside and shooting my bow or spending time with my family has ...always made me feel like I can reset from any stresses going on. Why are you passionate about what you do? I LOVE working with first time buyers and homeowners. Taking the time to educate my clients so they are making the most informed decisions for their own life has always been a priority. So, when I see them having the confidence to jump into homeownership and be proud of their accomplishments, I get so much joy out of celebrating with them. A place you have always wanted to vacation. I have always dreamed of adventuring in Iceland. My husband and I have it on our bucket list! What makes you the happiest? I am a pretty simple person. Family time, snuggling with my dogs or trying new recipes put the biggest smile on my face and always warm my heart. Any hidden talents? I grew up riding horses and roping. I rodeoed in high school and competed in rodeo queen competitions before I got married. I was Miss Grand National Rodeo back in 2015. Not a total secret, but definitely something I am still passionate about! Why did you move to Wyoming? My husband and I always knew we would travel and talked about trying to live in another state. We visited my grandparents here in Wyoming over the summer and fell in love. We are in a town of only 10k people and couldn’t feel more at home!

What’s it like to move out of state?? Moving to Wyoming was a complete learning process for my husband and I. We understood the logistics of moving out of state like finding a new house, getting a moving truck and packing all our crap in boxes. Some things we learned along the way: ... 1) An out-of-state move is crazy expensive! We originally wanted to do a PODs service to have all of our stuff delivered to this property but come to find out, pods and services like that do not deliver to the state of Wyoming. Our next option was a moving truck. Once our Wyoming house closed, we rented a moving truck from U-Haul. But, what we did not know is that 20 and 26 foot trucks are not reservable for U-Haul. They call you the day before to confirm your reservation, but there’s no guarantee that you will get a truck. This was nerve-racking for us , but thankfully there was one available in Manteca the day before we wanted to leave. It was a minimum of five days charge and cost us almost $5000!!! We bit the bullet because it was the only option for us with our circumstances. 2. CBD oil is a lifesaver when traveling 20 hours in the car with animals. My husband drove the U-Haul truck, while I drove our vehicle to our new home. Inside my vehicle was both dogs, our cat, a kennel for the cat, all of my house plants (which was the total last minute oh my goodness how am I going to fit these!), and our traveling essentials. I bought this pheromone collar for the cat and some calming chewables. I tried that for the first five hours of the trip and they were not doing the trick. I pulled out my handy-dandy dog friendly CBD oil and gave him the correct dosage. This was a complete game changer. He slept until we got to our hotels all three days of the trip. Shout out to @balancecbdusa for the creation of the coconut oil dog tincture! 3. @morecast is an absolute must when driving long distance. We were able to type in our route and see if it was supposed to snow or rain at any point on the drive. When we hit snow in Idaho it was much easier to handle because we were ready for it. What does it take to remodel a kitchen you ask? A whole lot of zen . When we purchased our Wyoming home, we knew that it needed some love. With a mouse infestation in the kitchen the first step was to rip out all of the old cabinets. My husband was hard at work doing the demo for about a week. He is such a blessing BTW! ... Our next step is to install all new drywall due to the damage to the existing walls. After that, it’s new cabinets, new sink, new backsplash and new floors. I’ll be sharing updates along the way and tips and tricks we’ve learned so hopefully you can build the kitchen of your dreams, learning from our mistakes. so far the best advice I have is to be patient. s are ringing off the hook people! Why? Because the market is on! #1. FHA rates are low. Like ridiculously low right now. I have priced clients out in the 2% range with 3.5% down.... yeah. I’ll wait for you to pick your jaw up off the floor. For those of you who haven’t caught on, that means your monthly payments are lower. When payments are lower, you qualify for more house! ... #2. My most utilized Non-QM lender is back up and running. That means my low Rate ITIN, Bank Statement, and creative document loans are BACK! #3. The market is HOT. Inventory is low so clients who have a strong preapproval with a reputable lender have a higher likelihood of getting their offer accepted against the many others on the table. Nothing like a little velvet swag to show my clients I’ll handle it. In all seriousness though, handling business is my job. It’s my clients job to pick paint samples, wonder where they’ll put the couch and daydream about relandscaping the yard. It’s my job to handle the hard stuff. I have many clients out shopping for property. Most of these clients are facing a choice between choosing an FHA or a conventional loan program. Typically if you have a high credit score, Conventional loans are the way to go, but FHA rates are allowing clients freedom to choose. So why should someone consider an FHA loan over Conventional? For some, the savings difference make it worth it. Here’s a scenario based on actual pricing from today:... Client: 750 credit score $320,000 purchase price FHA: 3.5% down 3.125% interest rate with $1,086 credit towards closing costs Monthly payment $1,905.27 (PITI) with mortgage insurance of $204.58 Conventional: 3% down 3.875% Interest rate with $780 cost for rate $1,978.13 monthly payment (PITI) with mortgage insurance of $164.51 So as you can see, the payment is almost the same even though the rate is much higher with Conventional. Why is this? Because the monthly mortgage insurance is higher for FHA. However, most conventional loans are requiring that the borrower have 6 months reserves left over at the close of escrow. This means they want you to have 6 months worth of payments in a retirement, checking or savings account AFTER you have paid the down payment and closing costs. That’s an extra $11,869 in this scenario! For clients who are tight in their cash to close and don’t have that kind of cash in the bank, FHA is the best option.
