We are at the Pretty phase of the construction. Cabinets are set in place, countertop has been templated and is being fabricated, and tile work has started. The guys are on day four of installation. Shower walls are done and the floor installation has begun. There will be two more days of tile before the next trade is in. We can now really see the bathroom taking shape. See you when the countertop is installed and plumber is hooking up everything.

Framing, insulation, dry wall, tape and texture: all done! Painters are now priming the walls and the ceiling and in a couple of days, we will be painting the bathroom. Tomorrow we are installing the vanity and getting ready for templating of the countertop. ... Now that the walls are closed off, the finish materials will be installed. I am looking forward to seeing the pretty things.

Yesterday we had our fist inspection for this bathroom remodel. This inspection was for the plumbing only. Since we are creating a curbless shower pan, we needed to frame the pan to a lower level of the floor, create a slope and drain, and plumb for it. It is done and inspected. The next phase will include rough electric, framing, and hot moping the shower area. We are aiming to get that part done by the end of this week. Report to continue next week.

It is day one of our remodel. After months of planning and a break in March due to the Coronavirus, we are now at day one of the remodeling of the new bathroom! It was good to come back this morning masked, and to see everyone eager to get started. ... Unlike typical bathroom remodels, this one has a few extra things. Since the goal is to get the largest space we can obtain for passage and preparation we are planning on the following: Removal of the separation wall that divides the bathroom shower area from the vanity closet area. Enlarging the shower compartment by capturing the wall space that was removed and taking out the dropped soffit Creating a no curb shower area where by there is no need to step over anything, just simply walk in Customizing the vanity depth, not to a standard 21 but to 19.5 This poses a problem in the faucet positioning, but we resolved it by placing the faucet on the side of the sink rather than behind it. By narrowing the vanity we allow the walk-way to be wider, easier to maneuver Here are some of the demo pictures from today. Because of the amount of demo we will have another full day tomorrow. After that we will start with the rough electric and rough plumbing. Stay tuned for the next report!

Bitter Sweet. That is the way I usually feel when a project comes to an end. The planning, the details, and the love of implementing the details is what it so very sweet to see it end and come to fruition. The bitter is the realization that it is completed, done, and finished, and it is time to move on to the next project. ... Our final inspection and sign off was done at the end of June for this project, but we still worked to finalize items that were not part of the final. The paint touch up took longer than I thought. The microwave trim kit needed to be reordered and replaced because at some point in the process a bit of a dent appeared and caused the need to replace it. We decided to change the switching of the exterior light and that too, took some time, and the light fixture for the dining room was damaged so we had to reorder. But all of that is done. Window treatments are now also done and installed. Some of the furniture arrived this week as well and the rest will be trickling in throughout the next few months. I have advised the client that they can move in but they decided to wait till all furniture and accessories are in place before they make the move to the new home. We are excited. It is not common that after a remodel we get to work on the furnishing as well. Typically the client already has what they need or is going to wait to make any changes. This time we finished the remodel and are furnishing the home as well. Thank you for following us in our journey through this remodel project. It takes a village. Those famous words apply to a remodel as well. Regardless of the size of the remodel, large or small, all kinds of trades need to be involved. It takes the demolition and disposal crew, the framers, the electricians, and the plumber, and the hot mop guys, and the dry-waller, and the cabinet maker, and the finish carpenters, and and. Sometimes it is easy to schedule the work and other times it is more involved. Each contractor sets his work schedule hi...s or her way. We at JIL create a calendar with projected dates and schedule the work months in advanced. What it means is that adjustments need to take place as the work progresses, however this calendar is our road map for the work to be implemented and a time line for our sabs to know when they are needed. When a calendar is developed it is organized in the order and progression of the work. We check with our subs to be sure we are allowing for enough time and we give ourselves just enough extra time for unforeseen items. This calendar gets assigned a confirmation number and it becomes one of the documents of the contract. The duration and the dates of the project are stated in the contract as Start and End dates. Attached is the calendar developed for this project. To date we have three items pending: Replace the lock to the front door, finish painting touch up and hang pendent light. The home is clean and ready for it’s homeowner to occupy it. The End date is June 28th. We are at the finish line and have a few days to spare! Next week I will post photos of the finished project. We are at the bottom of the 9th inning! Counter tops are installed, back splash is done, base board is installed and being painted. Appliances delivered and installed, glass enclosure for both bathrooms is done, and mirror is installed. So if you want to know what is still pending I can tell you. Lots of little details such as decorative lighting installation, door handles installation, lots of paint touch up, resolving a few issues with missing pieces of trim and on and on.... We’re not quite done but very close. I am really looking forward to sharing the photos of the finished home with you! Thank you and happy Memorial Day weekend. Irit

Every time the truck pulls up in front of a home with the cabinet order I am in awe. You would think after all these years I would have gotten used to it, but somehow I have not. First there is the size of the 18 wheeler that makes the delivery, typical size is 17 feet long. Then there is the number of pieces that get unloaded checked and marked. On a typical delivery we receive about 30-40 pieces. On this delivery we had 85 parts and pieces to be checked off. No wonder one... of the pieces stayed on the truck and made its way all the way to San Francisco! Luckily, the driver drove back through Sacramento and delivered the missing part. It has been two full weeks since the delivery and essentially most of the pieces are installed. We are waiting for the counter installation before we can install the towers and trim some of the crown, but most of it is done. The flooring installation started this week. It will take a good part of the week for it to be done but by Friday we will have a home that has cabinets, is painted, and has a new floor. Next week, finish carpentry mainly baseboard and casing. There is much more to be done counter, splashes, decorative lights, appliances, finish carpentry but, you can already see how it is shaping up and how the materials work together. Just like the fashion/clothing industry, the home remodel industry is influenced by styles and trends. Some of you may still remember the avocado green, the harvest gold and the more recent rust and taupe trends. All of those were color trends of the moment. Just like color, drywall texture is influenced by style. Today, we are after a minimal amount of texture, hence the term imperfect smooth. It describes the desire to get the texture to be smooth without having to go o...verboard on smoothing it completely (completely smooth is called level 5). I can often tell the age of a home or when it was remodeled based on the texture present in the drywall. Our home has gone through two remodels, two different styles of textures, and now a third possibility. It was hard to decide what will go and what will stay, short of removing all of it and starting all over, but we were able to make it work. Once the drywall was completed, the rest of the week was spent on priming, caulking, and starting the painting throughout the home. Surprise!! Surprise is defined as an unexpected happening. In construction we call it a Hidden Condition, since we are not aware of it before the start of construction. It is typically during the demolition phase that we uncover and encounter these unforeseen items. ... Typical unforeseen items can be dry rot, or violation in the manner something was installed. But sometimes an unforeseen item can be a different kind of surprise. Remember the fire place problem in the family room and the discussion on what to do about it? That was an unforeseen item due to the violation in the manner it was constructed. The decision was to eliminate the fire place. What we did not know at that time was the fact that this fireplace chimney was also home to a whole colony of bees. At some point in time they had built their hive in the chimney and had been living there for who knows how long. Discovering that was a big surprised to both the bees and us. A Bee technician was called in and proper steps were taken to safely remove the hive before work commenced. Today we have a lovely empty corner in the room. That corner has been framed and dry-walled in the inside and stucco patched on the outside. Happy ending to a surprise discovery. Till next time, Irit

Week three completed, and a busy week it was! We completed all the rough electric throughout the home. We completed the rough pluming for the four locations (2 bath rooms, laundry room and kitchen). We completed all framing in Family room, Header in dining room, new walls in bathrooms, and new configuration of walk-in closet. We had also hot moped the shower area.... We completed the removal of the fire place stone and brick in the family room. Also we added the additional foundation footing as needed due to opening of walls. We called for two inspections: one for the footing and second one for the rough plumbing and electrical. Passed both of them! This week is all about the walls: insulating walls, hanging dry wall, taping, and texturing. It will be a full week of dry wall but by the end of it we will be able to see the new spaces of the home.
