Thought I’d share a story about a closing I had this week with an atypical ending that will make you smile . Two weeks ago I listed a home in Hillsborough. The owner passed away with no heirs but there was a fiduciary making the decisions for the trust. He wanted a fast sale for the estate so we priced it slightly under our anticipated value (home was an ALL original 1929 but charming fixer-upper). Just 6 days after hitting the market, we had 14 offers in hand and the winnin...g bid was OVER ONE MILLION DOLLARS OVER the list price, was all cash and offered a quick 5 day close of escrow!!! So where does the money go??? Here’s the cool part!!! It goes to THREE charities...the late owners church, St. Anthony’s in SF and the local Humane Society. It's been a busy start to the normally quieter summer market in San Mateo County. Buyers who were holding out hope that they'd find a bargain due to the Corona virus may be in for a surprise. Straight from the MLS here is the monthly update for San Mateo County: The median single family home cost $1,735,000 and sold in 11 days for 101% of the list price based on 347 sales in June 2020. Inventory was up 4% from May, but down -2% from June 2019 with 612 homes available, com...pared to 625 homes last year. Average days on market (DOM) moved up 6 days (or 23%) from 26 to 32 days; median DOM dropped 1 day from May. Number of new listings for the month of June increased 20% over May, and was up 15% from June of last year. Closed sales increased 49% from May from 233 to 347, but was down -12% from June 2019.
