We hear a lot that buyers expected Bay Area home prices to drop "because everyone is leaving the Bay", but these numbers are telling a different story. This is Alameda County sales in November, based on how much over the original asking price a home sold for. Only 1/3 of homes sold for the original price or less. Buyer demand is still VERY high in the East Bay (and other areas as well)

BOOM! Another one is off the market! Some thought COVID would slow down the market, but we've actually seen prices and competition go UP since March! These first-time buyers have had to put up with some fierce competition but finally got their home!

TWO GREAT PIECES OF NEWS! 1) Santa Cruz County's newest Shelter in Place ordinance eased some restrictions on how we conduct real estate, and we can now show Vacant AND Occupied properties. Safety is obviously top priority, which means masks on, social distancing, and a couple other considerations. But, for serious buyers that have exhausted virtual options and feel the need to take a look before writing an offer, we now have options! 2) We've had a full Calendar month under ...the SIP order, so we can see what the market has been doing statistically. Although there were fewer sales (which makes sense), the prices are pretty much the same as they were from last April ($909k this year compared to $921k last year). People are still buying and selling homes, and with these new rules it's likely we'll see some more inventory coming on the market this month, which is great since this is the time when most people are usually making a move during the year.
