Wait til everyone jumps off the bandwagon before you jump on. Bet on appreciation when assets are cheap. In a peak market, cash flow is king. ... Appreciation isn't as straightforward as you may think...... Investments make you money in two ways: 1.) Equity. The value of your ownership interest in the asset. In real estate, this is appreciation. 2.) Yield. The net income generated by your asset- cash flow. What most ignore is that these two types of return on investment are volatile. Growth rate can increase, decrease, or even become negative. Yield can increase or decrease as well. It rarely, if ever, becomes negative. Timing the market is important. High yielding assets tend to be less volatile, meaning both equity and yield tend to suffer less during down markets.. making yield plays a popular hedge. Yield also generates liquidity, whereas equity cannot be used as long as you own the asset. This liquidity can be used to continue to add to your portfolio during downturns where assets tend to become available at discounted prices.
