IT ... shouldn't be leaking anywhere! No, there's a leak. The homeowner hired a handyman to repair a leak at his toilet ... he thought he heard running water, so decided to have me inspect the sub-area for possible leaks.... Fortunately it was a supply vs. drain leak so it wasn't too messy. Listen for problems in your home, especially the sounds of water dripping, running, or spraying. This took $150 to properly repair by a licensed plumber, when it comes to important repairs to your home, be smart and hired licensed & bonded contractors. ENGAGEMENT ... makes a better #homeinspection Sometimes a picture is worth a thousands words, so you include it as a part of your report findings, creating a better report. And some clients & realtors like to "see how the sausage is made", as my fellow inspector Mia Voss of TMC Services likes to say.... Watch it happen as it happens, good ol' fly on the wall perspective, help fill out the overall perspective they need to make an informed choice. Looking at subterranean termites in the garage, snap a photo recommend further inspection, in comes realtor jill "what you looking it?" So i flip my camera to screen facing to get a selfie with jill, which is what you see ... I love this photo :)

CLIENTS ... come in all shapes & #sizes when it comes to realtors, i personally care about one thing, that they are 100% focused on their clients. we're there for the same reason, ensure people involved in real estate transfers are treated fairly, so lets do the same thing, row together and work as a team, which is exactly what is going on here with Jill Scott Jim Martin & Jill Martin-Scott, Realtors at Intero Real Estate Services... digging in, she asked about the masonry chimney, so we had a nice discussion about the smoke chamber and how the mortar can deteriorate allowing smoke to get outside the flue tiles where it can potentially become a fire hazard. we also discussed potential repairs, and how many times the patching repairs need to be made so high up in the chimney it's impossible to do by hand, so a small access is made on the outside of the chimney by chiseling out bricks, doing the repairs from there, and installing a metal access cover over the opening when complete. not many realtors will do that, the ones that do are my kind of realtor. are you that kind of realtor? then i'm your kind of inspector, glad to be of service to your clients and you, thank you for what you do, jeff

Problem : The burner is cracked,allowing gas to escape where it normally would not, causing the burner to not ignite almost half the burner. Solution : Find the appliance make & model sticker (usually hiding on an over door, or stuck somewhere around the front opening), and search for a factory replacement burner part, it's about $75, fixes the problem, and gets rid of a safety issue.

PLUMBING ... leaks, i don't see any leaks? Yep, because sometimes they're under the house, and as a homeowner you don't enter the area under your home, that is perfectly normal. However, out of sight out of mind is not a good policy when it comes to plumbing, or any water, leaks. They not only are nasty, they cause much larger problems like water damage, mold, and attract animals like mice, spiders, rats, and other creatures.... This galvanized steel pipe has completely corroded through and is dumping water into the sub-area. The drain is coming from the bathroom, so you can imagine what is leaking into the crawlspace, building up unhealthy conditions that will eventually blossom into bigger problems. The good news with this leak is it is just dripping onto the ground instead of wood framing, so its going to be a matter of fixing the leak and cleanig up, instead of requiring possible expensive water damage & mold repairs. Consider hiring a qualified home inspector to check under your house every 3-5 years, guaranteed things will pop up, and many time the early warning will prevent larger consequences from developing, more than justifying the cost to have the inspector come check on the health of your home. The best problem is the problem avoided, the next best problem is the problem repaired before it becomes a bigger problem. CHECK ... ALL your plumbing every 6 #months Sneak attacks by plumbing are costly, and lead to several potential larger problems. The best defense is a good offense, be on top of your game and check every sink, toilet, shower, bathtub. dishwasher, water heater, everything EVERY time change. That way 2X/year you'll cover all your bases, and promise, one day you WILL find a leak, and in that instant you will become your home's best friend !... Fix the leak right away, and bamm #happylife If you miss it, the cost to repair usually gets exponentially more expensive the longer it leaks. Fix plumbing leaks right away, consider having your home professionally inspected every 5 years. RAIN ... it's about time ! Maintenance is a critical part of reducing problems that occur during the rainy season. Cleaning gutters, removing debris from roof surfaces, and attaching drain pipes to the base of downspouts that route roof runoff away from your foundation are simple and highly effective ways to minimize risk of damage.... Spend time now to fix your drainage, and let the rest of the leaves fall off the trees. Then immediately clean your roof and gutters, and clear all downspouts, so you're protected for the rest of the rainy season. Cleaning your gutters too early doesn't always work out best; leaves that fall after cleaning can become the root cause of water not effectively being channeled away from your structure.
