While there are a lot of unknowns for homebuyers during the process of getting a loan, one aspect of it that most are probably familiar with is the concept of the down payment. In case this is a new term for you, a down payment is a certain amount of money, usually expressed as a percentage of the purchase price, that is paid upfront when you go to buy a home, with the rest of the home's purchase price being covered by the mortgage loan. You can think of the down payment as a... sort of good-faith deposit, and the larger your down payment, the less you have to borrow from your lender. Most people will have heard that you need to provide a 20% down payment when you go to buy a home, and one common misconception about down payments (and mortgage loans in general) is that you HAVE to put 20% down. These days, there are other options out there, and it is not uncommon for buyers to put less than 20% down, especially first time homebuyers (refer to the chart above for various minimum down payments based on loan types). There are many factors to consider when deciding which type of loan is best for you, including the qualification requirements and the lender's minimum down payment requirements, amongst other things. At the end of the day, the decision should be based on the amount a borrower can afford and what they consider to be their best option financially. If you're self-employed, chances are that your situation is not favorable for a standard loan when looking to buy a house. This can be for a number of reasons. It's possible that you have some business debt weighing you down, your source of income is (in the eyes of the loan company) not reliable and stable, or, likely, a combination of the two. Overall, this results in a lot of self-employed individuals not having enough reported income on their tax returns to be able to be ...accepted for a standard loan. Because you aren't reporting enough income, these loan companies are of the mindset that you won't have enough money coming in to be able to stay on top of your loan, so they don't qualify you.
