I recently presented Build a Firewall Around Your Assets: How to Own Real Estate for Maximum Protection to the CCIM San Diego Chapter. The CCIM provides education and networking programs for real estate owners/professionals, brokers, and lenders. Yes. A gift to your adult son or daughter to pay off their student loan would be a wonderful surprise. If you are concerned that you could potentially owe federal estate taxes, then one way to remedy this is to start giving away property and money during your lifetime. Planned gift giving has been gaining popularity in recent years because we are now living longer. In this blog post learn about giving to minor children also.

Learn about an estate planning tool called a Crummey Trust. (Not to be confused with a crummy or lousy trust!) It is a well-established planning tool that allows you to gift up to $15,000 per person each year without incurring a gift tax. Or it can be $30,000 per year if gifted by a married couple. It is often used to pass wealth to children and minors.

According to the Small Business Review, only 30% of family-owned businesses survive to the next generation. In many cases, it's an issue of not having an exit plan. Failure to plan properly may mean that multiple people fight for control of your business or that your business is rudderless, with no one at the helm to make important decisions or take care of day-to-day operations.

Why do people avoid estate planning? Here are some stats: 17% without an estate plan claim they don't have enough assets for a plan; 9% don't want to think about dying; 8% think a will is enough; not having enough time and the cost are also concerns.
