One of my clients who recently purchased a commercial real estate property was using the SBA loan to finance. He only needed to put a 10% down payment, and was able to get the loan fee waived ANDthe SBA paid his first 3 months of loan payments (up to $9000/month). What a deal, right?! ... The only caveat is SBA is extremely busy with the PPP nowadays and we waited a while to close escrow. . Three months ago, a young man called and inquired about leasing my retail store. It seemed like he had looked around the area but had no success. He sounded sincere but he wanted to open a clothing store. We were in COVID-19 pandemic. Most people were shopping online now. Was he crazy????? We chatted more, he was just discharged from the army, and he seemed to have vision. He said "please give me a chance". At the end of the conversation, he asked me "How old do you think... I am"? He seemed young, possibly 30? But he said "21"! He finally touched my . When I was 21, I also went around and asked for internship opportunities! I discussed with the landlord, the nicest person in the world. Although a little uncertain, he was crazy enough to say yes to give the 21-year-old a chance. Today, I discovered (1) the landlord and I had good eyes to identify successful people / businesses. (2) tiktok marketing really worked! I was holding flowers in front of the Vintage Hype store waiting to get in. More than half an hour later, I finally see the store owner Eric Isn’t this another American dream came true?! Thanks for two office angels delivering the 2020 KWE awards to me so I get to join the best and other talented real estate professionals as Power Agent and #2 in closed volume / #3 GCI in gross commission income. As some of you may know, I was in the computer software industry for 20 years. I started as a developer and worked my way up to a VP level executive for many big corporations. Transitioning to real estate was a huge risk. The only reason I left a high paying job was... freedom. Freedom to travel more, freedom to spend time with family, and freedom to invest for myself. 3 years into the commercial real estate business, I’m glad I’m finally moving in the right direction and starting to make progress. The award I received indicated I was#2 in closed volumeThat made me curious how I did in the past 3 years. I went back to all the records and created a xls spreadsheet to start counting. Just the commercial real estate along, I successfully closed 31 transactions and a total amount of approx $39M closed volume since 5/2018. Among those, I had transactions in industrial, retail, office, land development, and multifamily asset types for sales and leasing. I even spent a lot of time and effort on hotel acquisition and gas stations evaluation. The report card shows: - 10 seller representation, - 4 buyer representation, - 9 landlord representation, - 10 tenant representation. - Year 1- $1.6M closed volume - Year 2- $11M closed volume - Year 3- $26.3M closed volume 3 year total $39M closed volume People asked about the secret of my success. Frankly, lots of people are more successful than I am, and, I actually don’t have any secrets I have to admit I didn’t have any sales background, and when I first started, I kept it as a secret from friends (friends would think I was crazy giving up my career), so no sphere of influence either. And I’m lazy cold calling. All I can say is knowledge is power I learned all the basic real estate and sales skills from the KW leadership, mentors, and affiliates. I studied to get my broker license and CCIM designation (certified commercial investment member) while grasping every real life opportunity working with clients on real scenarios. earning client’s trust Be a problem solver, follow through every little detail, be persistent, be good at communicating and negotiation skills. When you have all the knowledge to position yourself as an advisor, and your clients are happy with your services, more opportunities will follow! In the first part of my career, I worked from a developer to an executive, now I’m repeating history, from a residential real estate agent to a commercial director. I’m grateful I survive in 2020.
