JUST SOLD for $822,000 in Mid City and $1,175,000 in Baldwin Hills/Crenshaw We Need a Bigger House! was the subject line of the email from my clients on 11/12/20. They had outgrown the home that I sold them during July 2014. Therefore, we listed their home a month later, I pre-approved them for a loan, and we started searching for their next dream home, so that we could close their sale and purchase concurrently. We opened escrow on the sale of their home one week after it ...hit the market. Two weeks later we opened escrow on their new home purchase. All was going well until the buyers of their home canceled escrow after 12 days. We had to find another buyer within two weeks, or else the seller would've canceled escrow on their purchase. I got busy doing numerous showings, but to no avail. I used reverse prospecting to send 166 emails to buyer's agents who had saved searches that matched my listing. No response. My mind was inundated to the point of exhaustion with thoughts of how to keep everything together. I finally prayed and asked God (Father, Jesus, & Holy Spirit) for His supernatural assistance, and that I wasn't going to think about this challenging situation any longer. A few days later three motivated buyers presented strong offers, my clients accepted an offer, and the other two offers were backup offers. The transaction couldn't have gone any smoother! The buyer received an appraisal waiver, all contingencies were removed on time, and we were able to close escrow 9 days earlier. My clients closed escrow on their purchase the next day. As their loan officer, I was able to secure a 2.625%, 30 year fixed interest rate with zero points.
