Tuesday Tip! Have you ever printed out your bank statements and totaled up just how much you have spent at Amazon or Uber Eats, and surprised at how quickly you can spend $100? As online shopping or "add to cart" becomes easier and easier, it is too easy to lose track of how much you are spending on "wants" vs. "needs" and lately... I'd venture a guess, also due to boredom.... DO THIS: Print out your most recent statements... and highlight in YELLOW every transaction that has to do with food. Then take a green highlighter and add up what you spent on entertainment. Then orange for anything else not deemed a necessity. Things like impulse clothing purchases, beauty buys, app subscriptions ect. You'll be surprised seeing how much money is going out on wasted items! Total up how much you are spending on each category then turn it into a game each month to see if you can spend LESS! Take the excess you have saved, and pop it into your savings account. Tuesday Tip! What is an Earnest Money Deposit?? An earnest money deposit, or EMD, are the initial funds a buyer is required to submit, once their offer has been accepted. These funds are held in escrow, and will be applied towards the buyer's total down payment to purchase the home. ... Why is an EMD required?? To put skin in the game! Letting your lender pull your credit is a necessary evil. It will help you to understand what kind of house you can afford, and what kind of down payment you will need. A common misconception is a that when a lender pulls your credit. your scores will be adversely affected, and that may be true for some credit pulls such as approval for auto loans or credit cards, BUT in the mortgage industry you can have your credit pulled multiple times within a 30-45 day window without i...t counting multiple times against your credit. Meaning that you can have your credit pulled within a 30-45 day window and it will only count against your credit score once. And what's even better, is for the multiple times your credit will be pulled, it will only knock off about 2 or 3 points from your credit score; that's nothing! Friday Facts!! So, what is PMI and why does it need to be paid? Private mortgage insurance, also called PMI, is a type of mortgage insurance you might be required to pay for if you have a conventional loan. PMI is usually required when you have a conventional loan and make a down payment of less than 20 percent of the home's purchase price ... PMI protects the lender in the event that the home is defaulted on, and goes into foreclosure. PMI is usually paid monthly as part of the overall mortgage payment to the lender, but sometimes it is paid as a one-time up-front premium at closing.
