Every yard feels more magical with string lights! No pergola to hang string lights from? No problem! I shared in IG stories (and as a highlight on my page) how I put together this support for our string lights. It’s basically just a 4x4 bolted into a wine barrel with a hook on top. If I can put this together, so can you.... We filled the wine barrel with soil and plan to use it as a planter! What should we grow in it though? We were thinking maybe strawberries or wildflowers? But then I was also imagining how gorgeous it would be with a climbing vine growing up the wood?? Anyone know any good climbing plants? We’re new gardeners!

Learn along with me as I figure out this whole pocket hole thing. A pocket hole is one way to join two pieces of wood. It’s useful to help hide the screws on the underside of a table or in this case - a countertop! If you have any tips for me, please leave a comment! Special moment today -> Here’s a shot of my clients standing in front of their future home admiring its beauty. My clients are honestly in disbelief - we swept this up while the property was off-market and still being prepped/painted. In a couple of weeks, I’ll be handing them keys and I CANNOT WAIT to see their two sons running around the backyard.... The real estate market has been brutal for buyers lately. I don’t need my friends to understand why I spend so much time volunteering my energy to the real estate associations. Just know that it makes me happy and I’m passionate about my industry. If you’ve been following me for awhile, you’ve seen me coming up in the world of real estate. This is one more leap deeper into my industry. Of course I’m excited for my vice chair role. Remember at the beginning of quarantine when my dude and I put out a video showing our daily schedule? Yeeeeeah that’s dead. RIP to the time we worked out in the morning, ate 3 meals a day, took work breaks, and went on daily walks. Now we wake up groggy, live on coffee, and blur the lines between working hours & off hours.... Sometimes you fall off the wagon and it’s harder than usual to get back on. Luckily I have Dom who convinced me to finally work out again yesterday. & my friend @andreaschlosser_reagent reminds me all the time to have a morning to myself where I take time to meditate/read/create or do whatever I need to fill my soul. I’m not doing it, but I appreciate the reminders lol Who else is a mess right now? Also - the personal trainer on my back is Dom’s mini poodle, Mr. Miyagi.

Clark & Kristin - some of my all time favorite home buyers. We had a meeting first to go over their desires. We shared a pizza during our initial consultation. After our first offer, I saw they had dedication To do what it takes to purchase a home in the Bay.... They trusted my guidance, I wouldn’t lead them astray. We found a home in Livermore that met all of their needs. We wanted to ensure our second offer would succeed. Our contract was strong, including purchasing the sellers furnishings. Me during an open house today right on Lake Merritt. Open House tips for buyers/looky loos: Don’t attend more than 4 or 5 open houses in one day (they start blending into each other after awhile). Ask the agent at the open house when they are reviewing offers for the property. In the East Bay there is usually a set offer date which may mean we have to move quickly. Instead of asking questions like Do the appliances come with the property? ask How is the conditi...on of the roof? or Do you have any reports regarding the foundation? Be nice to the sellers agent and make sure you introduce yourself. Tell them you’re working with Felicia Mares from Abio Properties. This makes us more memorable when we submit an offer & should keep them from pestering you to become their client since you’re already represented. Avoid making comments regarding how much you can afford or what you think the property will sell for - you don’t want to show your cards or have other buyers at the open house overhear and come in with a stronger offer! Try not to be a negative Nancy. If the property isn’t for you, just move on. Visit homes that are within the price range you and I have pin pointed. You wouldn’t want to fall in love with a property that could push you past your limits. Take notes on things you noticed, questions you may have had that didn’t get answered, & how you were feeling throughout the home. We can review these together! I’m talking about forming good habits in stories today. Yes, I ate a ton while in Italy. Mostly starchy, bread-y, sugary things. But hey! We walked SO FREAKING MUCH everyday & I felt great!... I’m one of those throw routines out of the window, fly by the seat of your pants type of people. But I’m realizing how even setting little healthy habits (taking a walk after dinner) can help bring health & happiness to life. I won’t be hard on myself if I don’t get 8 hours of sleep, workout 5 times a week, or eat kale (or whatever is the new health food) on a regular basis. I will try to be conscious. & aware. & take care of this body that lets me travel, meet awesome people, and live this full life that I have. Ah quarantine. Shelter in place where everyone is wearing sweatpants, snacking all day, and sharing Covid-19 memes. Well Dominic had the great idea to create a full daily schedule. We plan to get dressed everyday as if we’re going to work, even though we’re just working from home.... Today I’m wearing my current favorite jumpsuit. Here I am in this throwback photo sporting it over a black turtleneck. Although I was looking forward to that comfy sweatpants life - I have to admit, wearing this jumpsuit today does make me feel more like a real person and not a total potato. Looking peacefully off into the crowds of tourists in Piazza Navona. See that tall thing behind me? That’s an Obelisk. Many of the obelisks in Rome were taken straight from Egypt (shadyyy), but the obelisk in Piazza Navona has no ties to Egypt (except the fact that it was inspired by the Egyptians badass sense of style). The best part about Rome is the crazy history here and the stunning architecture. Wish I knew more, but really I never did too well in history class.

Oh Naples. The birthplace of pizza. The best pizza in the world. & I’m not being dramatic when I say this is the best pizza I’ve ever had. When you come to Naples (and you will because you must eat this pizza) you can head to: L’Antica Pizzeria da Michele This place has been around since 1870 & I can see why. We had a short ~45 min wait, but the wait tripled by the time we left. Get there early, because early birds get the pizza!... & the icing on the cake (or should I say the cheese on the pizza)? 15 for two huge pizzas and two beers! Love me a good cheap date. We recommend getting the Margherita, but comment below your fav type of 'za or gimme a emoji in the comments. See more

Although a lot of the story behind the colosseum is tragic, it’s truly mind blowing to be in its presence. I’m grateful to have been able to see this amazing feat in person in all its pain, glory, and old age. The movie gladiator came out ~20 years ago. I tried to watch it a few times since then but always got distracted or fell asleep (I’m one of THOSE people). After visiting the colosseum in person, I figured I should try again.. & in what better place than Rome... itself?! You probably already know this, but that movie is BOMB. Can’t believe some of the crazy stuff that went down here ~2,000 years ago (I know it’s not a documentary, but it gives you an idea of what gladiator fights looked like). Makes me wonder what’s going to go down in the next 2,000 years.. What will be left standing? What will the humans be like (if there are still humans)? Also, what kind of food will be around? I’m sure the romans had no idea just how good the food was going to get.. @ Colosseo See more

Oh Christmas tree Every year my roomie and I pick out the scrawniest tree we can find at Brent’s Christmas Tree lot in Oakland. It’s a family owned business that has been spreading holiday cheer in the East Bay since 1958.... 5,000 - 8,000 seedlings are planted every year (which is about 50% more than Brent cuts down every year). Brent’s Christmas Tree lots are in Oakland and Alameda. & they donate the trees they don’t sell to the Oakland zoo. WHERE THE ELEPHANTS EAT THE CHRISTMAS TREES. Isn’t that the cutest image?? Sadly, Brent passed away last February after many years surrounding himself with Christmas trees. His family and dedicated employees continue his holiday spirit. This year we had a really hard time choosing a tree. None of them were skinny enough or bare enough for our liking (we know - we’re weirdos). As a Realtor, it’s important for me to realize what those deal breakers can be in each home. When representing a seller, I need to think of ways to minimize the negatives to get my seller with highest $$... When reppin’ buyers however, it’s important to point those flaws out so that my client can determine if they can live with em. I can also help come up with different solutions to fix em! When I was a little girl riding in the car with my mom she’d always encourage me to look out of the window. As we’d wiz by on the freeway she’d say, woooow look at that & point towards Oakland’s Historic Grand Lake Theatre. I’d ooo and awww at the sight of this fabulous building. Imagining what could be inside. I always thought Oakland was so mysterious... so big and unknown to me at the time. Now I get to help people call this beautiful city home. So they can run... the lake, watch movies at Grand Lake Theatre, and their children can make up their own stories about the Mormon Temple that shines on the hills. Offer not accepted? Here’s what to do.. Learn something from the experience. You might need to shift your purchase price, find a lender who can close quicker, or change around some terms. A Realtor can guide you. See if there might be more upcoming opportunities. Listing agents tend to get listings in the SAME neighborhood. They might know someone else closeby looking to sell. Be kind to yourself.... If you feel yourself freaking out because you didn’t get your offer accepted, let me be the one to tell you.. IT WASN’T THE ONE. It’s sort of like dating. You don’t know until you know. I’ve had many clients later say Thank goodness I didn’t get that first house - the one I ended up with is SO much better! I don’t know about you, but I’m glad I didn’t end up marrying one of the frogs I dated in the past. When I saw the name Pat Hiban in my inbox inviting me to be interviewed on the show, I damn near lost my shit. I’ve been a fan of this podcast for years - before I even had a real estate license. It was a dream of mine to be featured on it someday alongside some of the industry’s greats. I had no idea it would happen this early on in my career. I toured a bunch of darling homes today that were featured in the annual Alameda Legacy Home Tour with my sissy @misssalley So many beautiful designs. It was like candy for my eyes. Check out some of the details in my IG Story: @fel.mares My favorite room was one of the dining rooms. I literally almost cried from how special it felt. Sometimes I think you can FEEL how loved a room is. It’s almost like all of the most beautiful memories that have been made in that home have ...stuck around and continues to touch the hearts of its visitors. I’ve always felt more connected to backyard spaces but I’m thinking dining rooms might have the biggest hold on my heart. Probably because I love food but also because that’s where the most personal connections are made - around a dinner table. Where do you think a home stores the best memories?

Today I shared some clips of this dope Oakland loft on my IG stories. I received a bunch of DM’s from people saying they either: 1) Love the heck out of spiral staircases or 2) Dislike them and are worried they’d fall down them going to the bathroom in the middle of the night. ... One year ago, I came to this conference not knowing anyone. It was intimidating, to say the least. I didn’t know how organized and full of life the real estate industry is. I definitely didn’t know how many people I would meet who would fill me up and snag a place in my heart.... I had no clue how much the Young Professionals Network would change the course of my life. I 100% did not know that just one year later I would be speaking on a panel at that exact same conference. Oh oh oh how much things can change in one year. I am so grateful to the leaders in our industry who saw something in me just a short while ago and decided to welcome me with open arms (& lots of drinks ). I am grateful to have these two wonderful women by my side in this industry, as 30 Under 30 honorees, and on the panel today. I am grateful that people want to hear what we have to say. See more

One of my love languages is gifts. More on this in a sec, but first.. let me tell you a little story. Mr. & Mrs. Root were referred to me by one of my lender partners. They thought they were 6 months out from buying until we found the perfect house on a corner lot of an adorable culdesac in the Maxwell Park neighborhood of Oakland. So we had to make it happen! I heard about this listing at one of the many networking events I attend. & this is why it’s so important to bu...ild relationships with other Realtors. Anyways, about a month after we first met, the Roots are officially homeowners! Back to my love language - gifts! One of the requirements for their new home was to have space to store Mr. Roots amazing vinyl collection. So naturally, I gifted him an original Miles Davis record. They also have two kiddos so I made sure to get a few toys and a new book. I enjoy gifting cute things, but I also make sure to give new homeowners a home warranty. It’s more of a practical gift. They can use it to address any issues that might come up in their first year of homeownership. After all, one of the biggest value proposition of having a Realtor is that they have your back and can take away some of your headaches. I didn’t know that my career in real estate would lead me to meet some of the best friends a girl could ask for. @kaela_joon is a mama & #arbonne expert. She’s witty, drop-dead gorgeous, & funny AF. @sfbay_j is a badass tattooed vegetarian car lover who slings real estate and loves pesto.... The babe in the middle is Ned the Coconut Head AKA fat man AKA Bodhi. He likes to be thrown in the air & has a really stinky foot but his head smells amazing. @mrdominic is the most responsive/trustworthy loan officer around. He’s the leader of @the.villa.group at @summitfunding (& a damn good leader at that). Also he whips up pasta dishes like no other. Go follow them. Support their businesses. Laugh at their dumb jokes. I know I do.

I’ve talked to you guys before about my secret fear of public speaking (I guess it’s not-so-secret-anymore). I’ve always appeared to be pretty good at it, but on the inside my stomach turns, my heart races, & I have no clue what is going to come out of my mouth next. Nerves won’t stop me from speaking my mind in a room full of talented folks or from saying HELL YES... to an opportunity to travel to a new place and share ideas with other professionals. I’ve never been big on watching sports. There’s so much emotion tied up into something that I have no control over (I know, you think wearing your lucky t-shirt affects the outcome of the game, but I feel powerless to control the score). I get swept up in competition and get frustrated when my teams losing. So I rarely watch sports, but when I do, it’s not to actually watch the game. The main reason I watch any games is to spend time with people. To get that sense of community. To drink good drinks. To eat good food. To cheer when something good happens, even if I don’t understand what. To be bummed together when something crappy happens. It’s mostly to be with people like these guys.

One year without this guy. One year without hearing him say, I’m proud of you Mija. One year without him posting sweet comments all over my Facebook page. One year without my dad telling jokes, eating popcorn, or telling me some random story he heard on the news. But I can still hear him saying he’s proud and I can still guess what he would comment and I can still smell the popcorn. Our loved ones aren’t ever truly gone, are they? Their presence can be felt, seen, heard, re...membered. Can you take a minute to remember someone today? & reflect on a life lesson they taught you. I was taking selfies in one of our listings today and the best one turned out to be the one of me coughing. Is it just me or do we become more sensitive to pain and weakness as we get older? I’ve been so dramatic about this cold I have. When I was younger I didn’t care if I was sick. It never slowed me down. Now it totally puts me on my ass. Anyone else feel this way?
