The market is so competitive, some buyers are not making the best decisions when it comes to getting the house they want. I always discourage my buyers from waiving an inspection contingency unless the seller has already done the inspections. Even then, there are probably more they could do. I also encourage my sellers to have home & pest inspections before going on the market so buyers feel more comfortable with what they are potentially offering tens of thousands of dollars over list price for. As for the couple in the article that bought here in the East Bay, inspections or not, the seller should have disclosed the woodpeckers slowly destroying the siding.
