real talk tuesday Do I really need a pre-approval even if I’m just starting or just looking? My answer is 100% YES - if you are serious about buying a home it is critical that you get pre-approved before you get in your car and drive all over town to go house hunting. As soon as find "the one" Seller’s in this market won't consider an offer to purchase their home that is not accompanied by a pre-approval letter.... More importantly for YOU as the Buyer, you don’t want to shop blindly. You want to shop with confidence and be super clear on the numbers beforehand so you know upfront things such as: what your absolute max sales price is going to be, all closing costs associated, do you qualify for any type of assistance, will you need help with closing costs etc. Unfortunately I’ve seen buyers fall in love with a home and miss out on opportunities because they have to collect documents last min and rush to get their pre-approval in order to meet offer submit deadlines. In this fast moving market, you cannot afford to get pre-approved AFTER finding the right one. Another thing to mention - during COVID, what’s shifted for simply showing homes is that many sellers are REQUIRING a pre-approval letter in order to even see their home. It really is a win-win to take the time getting your pre-approval in place from the start. It may not be the funnest activity to search for documents and submit paperwork but we try to make it as convenient as possible. You’ll be glad you did the leg work upfront in the long run! real talk tuesday you would be surprised at the amount of calls and inquires we get on a daily basis regarding auctions, pre-foreclosures, foreclosures, short sales, etc. the reality is: although the price listed may look like a steal, if it looks too good to be true it probably is. there might be some homes worth checking out further but competition is much higher and they are few and far between from previous years. pre-foreclosures and foreclosures you see adver...tised online are not active listings meaning they are not in fact for sale. the common theme with people i talk with about these types of properties just want a deal/the best price possible which is understandable and also why you need a professional realtor to guide you on what that is going to look like (taking that route or not). once you are more informed on your options you might realize the cons outweigh the pros and you can still afford something outside of these options & with less stress! if i can answer any specific questions you have, please contact me directly so we can chat more!
