A new loan requires you and your escrow officer to be diligent in your efforts. You must provide all the documents requested, while your escrow officer works with the lenders to meet their requirements.
An escrow officer sets up an escrow after they receive authorization from both the buyer and the seller. If it's a real estate purchase, this is usually done via a purchase agreement, while for refinancing transactions, authorization usually comes from a loan application.
