This Affordable Housing project located in Mountain View, CA totals 52,488 SF. Our team designed the 62 units that were added to an existing apartment complex. The bridge between the two buildings created some seismic resisting system challenges. Rather than introduce a seismic joint we opt to widen the bridge to transfer the load between the two buildings. The design of the home has many large window openings that allow the clients to enjoy the beautiful panoramic views from all sides of the house. The Element SE team had to determine a way to incorporate all of the windows while still making sure it was structurally sound. We decided to use Mitek Hardy Frame Panels because it provided the lateral strength and ductility needed to resist the seismic load while maintaining the architectural concept of integrating the indoor and outdoor space. What a view! This 8,000 sqft home includes 5 bedrooms, 4.5 baths, a separate recreation room, and detached garage. Because this home is located atop a large hill, our team had to create several different foundation designs that would support the residence and adjacent structures.
