In San Francisco, newly rich techies are migrating from modern white box apartments in the neighborhood of SoMa to traditional prewar trophy homes in more established areas such as No...b Hill, Russian Hill, Pacific Heights and Sea Cliff. They seem to be excited by historic mansions with elaborate moldings and architecture.... I always wanted to have a property in Hawaii when I visited there . Hawaii real estate is bouncing back with passion: As of March 6, there were 828 pending sales of Maui real estate. The pending sales figure includes all types of Maui properties (residential, homes, condominiums, commercial, and timeshares) that are in escrow. In January 2021, the median sales price for home sales on Maui rose to a whopping $980,000, an increase of 26% from the median sales price of $785,000 for January 2020. The number of homes sold also increased in February 2021 to 202, up 20% compared to 2020. (Maui Now)

U.S. home sales in 2020 surged to their highest level in 14 years, fueled by ultralow interest rates and a pandemic that sent buyers scrambling for more spacious homes to accommodate remote work. Economists say today’s housing market is less risky than during that boom 14 years ago. Mortgage lending standards are tighter, and the supply of homes on the market is lower relative to demand. There were 1.07 million homes for sale at the end of December, down 23% from December 2019, according to NAR. (WSJ) Some examples of 'bidding war' in South Bay that buyers have been facing lately. Finding a strong and professional buyer's agent is important. You may not continue bidding till the highest price, but at least you will know how the market goes! Have a nice weekend, everyone!

Luckily I feel not too cold this winter and luckily California climate is comfortable overall. 80% of my buyers didn’t know or didn’t ask about the home insulation when they did the purchase. After move-in, they started to realize how important it is. I don't know of a single client who would not like to lower their monthly energy costs....do you? Aside from energy savings, the sound quality and acoustics in a well-insulated home are remarkably better too. There are four main... types of insulation: Loose-fill/blown, Fiberglass batt, Rigid foam board, and spray foam. All have their pro's and con's. Some are 'healthier' than others. For an old single family home, there is insulation improvement that you can do: attic, crawlspace, or even exterior walls. DID YOU KNOW? Yesterday I bemoaned the impact AMAZON has had on brick-and-mortar retail, but Dan Colson reminded me how Amazon has also had a significant positive impact on the growth of small business. Those that have adapted to an AMAZON world by utilizing the platform that Amazon provides have often seen significant growth levels. In 2018, small and medium-sized businesses accounted for $2 BILLION dollars in sales on Prime Day. Close to 50% of all annual Amazon sales are t...hose from small businesses. In 2018 Amazon announced a Small Business Awards program that will invest more than $15 billion to help third-party sellers grow through the Amazon platform over the next year. (Forbes, 2019) Amazon has also paved the path and single-handedly created the formula for online retailing. Companies like Etsy may not exist today had the groundwork not been laid by Amazon. Amazon has also created a platform that is customer-centric and expects its sellers to provide an equivalent level of service to purchasers, creating a more positive shopping experience for everyone. While brick-and-mortar retailers have certainly seen a decline in traffic and sales over the last decade, they have seen significant increases in online orders. The fulfillment industry has created millions of new jobs, allowing traditional retailers like Target and Wal-Mart, to find new positions for their employees instead of having to make significant layoffs. Amazon hired 175,000 additional people since the beginning of the Covid in March and is planning to convert around 125,000 of those jobs into permanent, full-time positions, creating a nonseasonal workforce of over 500,000.
