California Housing Partnership 21.02.2021

Our state’s affordable housing and homelessness challenges didn’t just happen overnight. As voters, policymakers and Californians, we can’t begin to address systems of racial inequity and oppression without taking a hard look at the role housing has played in perpetuating sharp divides among us. The moment is NOW for our state to develop a cohesive, unifying effort that will take care of our people especially Californians struggling the most to make ends meet and impleme...nt long-term solutions to end homelessness, provide renters with stability in their homes, and create housing opportunities in inclusive, prosperous and sustainable communities that are affordable to all Californians. This week we previewed a set of bold policy priorities the launch of a "housing roadmap" for California that legislators should prioritize in this year’s session. If we want long-term success and visible progress on affordable housing and homelessness, then we need the #RoadmapHOME. The decisions we make today will determine California’s future for generations to come. Learn more: roadmaphomeca.org/policies

Since its inception in 2014, the #AffordableHousing and #SustainableCommunities (#AHSC) program has exemplified how land use, affordable housing, and high-quality transportation can be married together in a single program successfully to address California’s housing affordability crisis while mitigating climate change, improving air quality, and better connecting communities to resources and opportunity. To date, AHSC has invested more than $1.6 billion in 127 catalytic devel...opments across California that integrate housing and transportation with community infrastructure and amenities to reduce greenhouse gas emissions (GHG) and support sustainable, connected, vibrant neighborhoods. We have a great group of project manager participants via Bay Area LISC and @LISCLA for this season’s Housing Development Training Institute (#HDTI)! It’s been full of active engagement - visual head nodding and thoughtful questions - in a new virtual environment. Exploring the nuts and bolts of affordable housing development and financing: - What sources of financing are typically used for predevelopment financing? - When do you assemble your development team? - What is the... importance of Debt Coverage Ratio? - What are the different types of debt available for building affordable housing? - How do you determine financial feasibility? ...And we’re just getting started!

See you at next week's San Diego Housing Federation annual conference and institutes!

California Housing Partnership 05.09.2020

Great takeaways from today's insightful and dynamic Non-Profit Housing Association of Northern California Annual Conference: ...on Place: - Do you live in a natural job network? Where you live in America is a proxy for opportunity... - Losing ground to segregation on what we've achieved // need to remove the barriers that are not allowing our families to stay in place - How is displacement leading Black people to move away from opportunity rather than to it ... on Policies & Issues: - To be neutral during this moment and to do the same things we have always done is to perpetuate systemic racism, and we can't - You go to transportation sessions, health sessions... and the issue is housing - REDI work not as an initiative but as a core value in the work towards justice for all // be okay with the discomfort, the work takes time to manifest, it is not linear - Each of us was new to the field at one point and we had mentors, we in turn need to be sharing our skills with the "new crew" #OurMovementOurMoment

"SOLD OUT" - This five-part series from KQED reimagines what housing can be by examining California, the epicenter of the nation’s housing affordability crisis. Looking to the past, to move forward: Can homeownership be a form of reparations? Why is it so expensive to build in California? Should we invest in building more and better public housing? Tents, evictions, long commutes and gentrification the housing crisis has been long in the making as spiraling costs crush the American Dream. Examine the history of housing AND meet the dreamers and doers who see a way forward. (Contributions from the Partnership)

Local governments need more preservation strategies for their toolbelt to prevent resident stories like those from Foster’s Landing. In the middle of a pandemic, we need #affordablehomes preserved, not lost. #KeepCAHoused #housingpreservation https://sanfrancisco.cbslocal.com//thousands-of-below-mar/ More details about housing preservation from the California Housing Partnership: https://chpc.net/poli/preservation/preservation-strategies/

California Housing Partnership 03.07.2020

ACTION ALERT: For years affordable housing advocates have asked the state to create a "one-stop shop" to access the public financial resources that make the development of affordable homes possible. With your help, we can take a major step towards this goal by securing the Governor's signature on AB 434 (Daly), which streamlines seven HCD rental housing programs into a single application and award process beginning in 2022. By sending a support letter to [email protected] a...s soon as possible, you can help reduce the time, cost and risk of development. The Governor must act on this bill by September 30. According to a recent study by the Terner Center for Housing Innovation at UC Berkeley, 89% of new affordable developments built with 9% Low-Income Housing Tax Credits rely on four or more sources of funding, and each additional source of funding is associated with an average increase of $6,450 (2%) in the cost of each affordable home. If the Governor signs AB 434 into law, it will mean that developments can reduce the number of state funding applications, saving thousands of dollars per home and reducing uncertainty and the time of development. Please help make AB 434 a reality by requesting the Governor's signature today. Details: https://conta.cc/3iozxJl

A Utility Debt Forgiveness Program is an opportunity for communities of color and low-income communities to recover from #COVID19. In Los Angeles, the city’s moratorium on utility shutoffs was a crucial first step, but there is still work to be done so that LADWP - the largest public utility in the country - can be a resource for ratepayers in need during this public health crisis. Angelenos are already dealing with the loss of income, housing, and the threat of illness, for themselves, and their families. It is important to plan for what will happen when the moratorium is lifted. Urge LADWP staff to work with community stakeholders to create a #COVID19 utility debt forgiveness program within 30 days by signing this petition: https://actionnetwork.org/petitions/erase-utility-debt #EraseUtilityDebt RePower L.A.
