I get this text all the time... Hey James, I want to buy a house and get a mortgage but I have no idea where to start. 1. Understand where your cred...it is at - One of the things that lenders look at very closely is your credit score. Take the time to financially prepare; how much debt do you have? how much do you have saved for a down payment and closing costs? What do think you can afford for a monthly payment? It’s not overly complicated just write these numbers down! 2. Get pre-approved - with a lender so you can determine what you qualify for, all the possible loan options available to you, and house hunt with confidence. Do not start looking at houses until this process is done. Also you do not need to stay with the same lender once you’ve been pre-approved, but if you do, you can get started quicker! 3. Choose the right mortgage for YOU - your loan officer will be able to help you figure out what type of mortgage is best for you. Conventional? FHA? VA? Jumbos? Fixed rate? Adjustable rate? What’s the APR? Your lender should be able to listen to your needs and help you make the best educated decision! 4. Begin underwriting - now your ready to get the loan officially approved! Make sure not to do anything with your credit during this time such as taking out more lines of credit, increasing debt, or changes jobs, etc! 5. All that’s left to do now is prepare for closing on the home! My best piece of advice would be to hold off on looking at houses until after you’ve been pre-approved! If you really wanted to be efficient with your time, you could ask your lender to be underwritten before looking at homes so all you have to do is find one you love, plug in the property, and boom! In a competitive market this will keep you one step ahead. See more
