Topic! This isn't only a great tip for Buyers but Sellers should think about this too. With the high winds today and SCE threatening power shut offs again... This is a new norm. Fire threats, and fires that have happened are making SCV homes hard for a new buyer to get insured. It isn't always if you back a hill anymore you can't get affordable insurance.. it is the zip code that is affected. The sooner you get quotes the sooner you will know if you are up against some ...outrageous payment. That will affect your debt to income ratios and your comfort level. Also we often times see a buyer when we represent the seller remove all contingencies without having the property insurance quote. This could jeopardize your good faith deposit should you want to back out over the payment increase. As a seller one of the things we have been implementing in a counter offer is for the buyer to obtain an insurance quote within 72 hours of acceptance. That way if the buyer cannot find the right insurance we can move on to a buyer who is ok with the higher monthly payment. Experience matters soooo much in this market. A lot of changes and a lot of challenges. Selling homes is more than getting a good price fast. It is about the process and legalities too. Which in my opinion are far more superior! That is a wrap on December! Those numbers are like WOW! Who would have thought Dec 2020 during a Pandemic and political events home prices would rise, inventory would drop, and sales would increase! SCV - less than a half a month of supply of homes aval to purchase, record breaking amount of home sales in Dec, and more than a 10% increase on pricing from last year! ... If you are waiting to buy for the market to crash you could be waiting for a long time and risk losing a lot of money. I know a handful of people who have been waiting since 2019 and they missed out on nearly 20% of equity and insanely low rates! Sellers! The iron is hot! Timing is great right now. You don't have to wait for the Spring We had a client lock a rate in at 2.6% yesterday! For a 30 year fixed! That is free money at this point! If you bought a couple of years ago and are thinking of moving out of state it could be possible.
