On Tuesday, January 19, the Beaumont City Council approved a draft conceptual plan for Stewart Park. Renovation of the 11-acre park will be the most significant undertaking since the acquisition and development of the park in 1939. Currently, the park stretches across three City blocks between Orange Avenue and Magnolia Avenue and features a full basketball court, a pool facility, a restroom/concession stand, a pavilion with a concrete pad for live entertainment, a skate par...k, playground, a baseball diamond, and a small parking lot. In the Fall of 2020, the City initiated a swimming pool assessment and feasibility study of the 55-year-old Plunge. The report concluded that the facility was in need of significant repairs. In lieu of repairing the outdated facility, the City Council chose to demolish the pool and replace it with a 17,000 square foot splash pad which can be utilized year-round. Additional elements proposed in the plan include a concrete walking trail throughout the park, picnic pavilions, multi-generational and inclusive playground equipment with shade structures, a gaga ball court, increased parking facilities, connection of the park across Ninth and Tenth Streets, and a new bandshell with modern sound and lighting equipment. The existing skate park and basketball courts will remain in their current location and will be updated with modern equipment. The approved conceptual plan will transition Stewart Park into a true community icon, increase overall usage, and serve as a major component for the revitalization of downtown Beaumont. 4 REASONS PEOPLE ARE BUYING HOMS IN 2021!! According to many experts, the real estate market is expected to continue growing in 2021, and it’s largely driven by the lasting impact the pandemic is having on our lifestyles. Here are 4 reasons people are reconsidering where they live and why they’re expecting to buy a home this year. RECORD-LOW MORTGAGE INTEREST RATES According to Freddie Mac, the average 30-year fixed interest rate today is 2.85%. Many wonder how low these rat...es will go and how long they’ll last. Len Keifer, Deputy Chief Economist for Freddie Mac, advises, If you’ve found a home that fits your needs at a price you can afford, it might be better to act now rather than wait for future rate declines that may never come and a future that likely holds very tight inventory. WORKING FROM HOME Remote work is a new normal for many businesses, and it’s lasting longer than most expected. Many are discovering they don’t need to live close to the office anymore and they can get more for their money by moving a little further outside of the city limits. For some people, working remotely in their current home is challenging, especially when there may be other options available. MORE OUTDOOR SPACE Another new priority for homeowners is having more usable outdoor space. Being at home is driving those in some areas to seek less densely populated neighborhoods so they have more room to stretch their legs. AVOIDING RENOVATIONS It’s recently come to light that many homeowners would also rather buy a new home than go through the process of fixing up the one they have. Depending on what needs to be addressed, today’s high buyer demand may make it possible to skip some renovations before selling. Many of these homeowners have prioritized buying over renovating for convenience and potential cost savings. It’s clear that homeownership needs are changing. Americans are expected to move in record numbers this year. If you’re trying to decide if now is the right time to buy a home or sell, contact us today to discuss your options.

This family was such a sweet, kind hearted family to work with. Handing them over the keys was a great moment. I absolutely love that part of the transaction where their dream becomes reality!! We enjoyed working with this family very much. I’m thrilled they felt at happy and at ease with us. That is important when working in a transaction as big as this. You have to have a great relationship with your Realtors or your experience will be quite stressful. Thank you Austin and Noemy for a great review!!
