CCE Design Associates provided civil engineering design services for this 5 story apartment building in southwest Los Angeles. Our scope of work included grading plans, utility plans, and LID plans for stormwater treatment. Additionally, we assisted the owner in obtaining service through LADWP. Similar to other projects in the city core, the lack of available open space makes stormwater treatment a challenge on this site when being held to the stringent standards of the... Once complete, this project will include 82 apartment units, restaurant and retail space, and a public Village Green area that will be used for city events. These are anticipated to include street fairs and festivals, Movies in the Park, and similar events. Civil engineering has traditionally been on the periphery of the design team. As we often explain our trade to friends and family, we design everything from the ground down. As a result, our grading design sets the building elevation and we provide utility connections from the street to the building. We design the remainder of the site and then traditionally, our work is done. This traditional process doesn’t work on a majority of projects we specialize in. Specifically,... much of our work involves challenging, infill sites in Los Angeles. Our grading plans often include designs of hardscape to get us from a building threshold to the public sidewalk. In addition (specific to Los Angeles), requirements for stormwater treatment involves all trades, with our submittal packages including elements of architectural, plumbing, landscape, and civil engineering drawings. Even on more traditional designs, having comprehensive knowledge of the site is crucial in having a successful design with implications to utilities, earthwork, and accessibility amongst other aspects of the project. CCE Design Associates is passionate about urban infill projects! These projects include the traditional development of a vacant lot surrounded by development; however, in the Los Angeles area, this more typically involves the demolition of existing building use and redevelopment of a project more suited to the highest and best use of the parcel. These types of projects are often some of the most complex projects, due to constraints that arise from existing utilities, s...idewalks/roadways, and surrounding properties. These constraints often conflict with one another and require high levels of creativity in completing our design. In addition, progressively stringent stormwater regulations add additional complexity to these projects. Success in this typology requires a high level of coordination with the building design team (typically including architects, structural engineers, and MEP engineers) and being able to read and understand their plans. Our process of designing in three dimensions, and utilizing design software that interacts with building design software allows us to ensure that building systems, foundations, and utilities are all coordinated with exterior constraints.
