San Francisco / Silicon Valley has been at the top of the News Headlines during the pandemic for office space. The migration of Fortune 500 companies, with companies like Oracle and Hewlett-Packard- with the most recent announcements, moving out of California to Texas doesn’t seem to be ending anytime soon. How many companies does California have to lose to Texas before taking a step back to restructure business and tax policies? Large markets like the Bay Area will continue ...to see more and more subleases and higher vacancies once leases expire and companies allow for more flexibility to work from home thus promoting a greater quality of life within their company. Smaller cities like Chico won’t be hit as hard as our lack of large office space will hold vacancies low. Majority of the market activity has been for smaller office space (<5,000 sq ft). With an influx in recent inquiries for plans to move or downsize by the end of 2021, we may see the effects (if any) of the pandemic on the Chico office market in the very near future. Majority of office space inquiries in Chico are from California utility companies, the healthcare industry, Wildfire cleanup, and State agencies. There’s also activity and potentially opportunity from the Cannabis industry if the City Council ever decides on a fee schedule in Chico.
