By 2014 mobile internet should overtake desktop internet for usage. If your website is not designed for mobile apps, you are losing ground by the day. Do it yourself or call your provider and configure your website for mobile usage.
If you are still getting killed with competing cash offers, try using a 10 business day close with your financed deals. We just did that on a condo in San Francisco. Offer was accepted on Friday, July 24 late in the afternoon. We funded on Thursday, August 6. There was a cash offer behind us, so timing was critical. This takes a good lender and agent that knows what they're doing, plus a responsive client. All happy!

FRIDAY PROTIP: Add QR codes on all your flyers and sign riders. You can generate them from Kaywa, GOQR.me or Microsoft Tag. Make sure your property site is configured for phones and tablets. With call capture this will bring in buyer leads from drivebys.

Friday Protip: Google and Facebook both pay-per-click advertising. Make some ads that are generic and unlikely to receive clicks, but *do* include your name and photo. Target broad searches/groups. It gets your picture and name out millions of times with little to no cost. Later you can run more targeted ads that will build on the free ads by selling to folks who have already seen your name and photo a bunch of times for free!

Friday Protip: The first thing a buyer wants to know is the price on your listing. To get your phone to ring, replace the price on all your flyers and advertising with Call for current price. Three quarters of buyers use the first agent they talk to.
