CLOSED . . Congrats to my sweet buyers who scored this super cute Oceanside home! We beat out 5 offers on this one they only wrote TWO offers before getting one accepted since is amazing in this market! .... . A few things we did to get our offer accepted was tighten contingencies, agreed to pay a little bit over appraised value (which we did not end up needing to do), 21 day closing & we communicated a lot during negotiations with the listing agents! . . Congrats to the new homeowners Can we just talk about my clients insane backyard view?!?! 360 of amazing views! . . I met @lex.schumacher & I immediately knew this would be a unique fun house hunting process! They wanted some land for their puppies & a slight fixer upper! .... . This was the one and only house we saw! We were able to negotiate off the price and get ALL closing costs covered by the seller along with so many repairs! I don’t remember the last time that happened in this market, but sometimes buying unique properties without so much competition, it’s still possible . . Fun fact - the seller of this home is an 88 year old man who lives on top of Mount Shasta with just a house phone & his only way to sign documents was going down to the post office he also hasn’t seen the home in 25 years lol . . 48 families . . NEVER in a million years did I think this was possible. To have helped guide 48 families buy & sell over the course of one year. I almost quadrupled my business and I’m MINDBLOWN & beyond grateful to say the least! Crazy to think that 2 years ago I started this wild career & didn’t have a huge database here in San Diego! Majority of my clients that I helped this year were referrals from past clients & friends which truly makes me so damn happy they trust me ...enough with their referrals and loved ones. I can’t thank my clients and support system enough! . . Quick #s on the biz side so I can document my journey over the years: 2019 - 13 homes sold - 5.5 M in Volume 2020 - 48 homes sold - 21.5 M in Volume And with 2.5 M pending for Jan, I already think 2021 will be just as crazy! . . I know 2020 hasn’t been easy for anyone & I even hesitated posting this, but I think it’s important to celebrate our wins & motivate each other! Social media has a funny way of portraying everyone is happy and thriving 24/7 & thats not true at all. This year was one of the most challenging years for most. I learned a lot, adjusted a lot, lost a lot & grew a lot both in my business and personally! I was alone for half the year (deployment probs) and put my head down and hustled more than I thought was possible! Dreams really can come true if you work your ass off! 2020 has taught me to never get too comfortable, slow down at times to celebrate the victories, learn from the losses, enjoy time with loved ones as life is so so short & to take care of myself, too . . 2021, I’m (kinda) ready for ya!
