What are prices doing? Here are some thoughts: 1) Overall prices seem somewhat flat. As you can see in the image below, growth from one year ago has been modest.... In many areas lately in my appraisals I'm calling prices stable. 2) This doesn't mean the market isn't really competitive. It just means there hasn't been explosive price growth. 3) Some buyers expect a huge Covid discount, but that's not the market we have. 4) Let's remember the trend isn't the same for every price range, neighborhood, or type of property. 5) We need more time to understand price trends because we've had fewer sales lately. Sometimes the stats can get a little wonky with less data. 6) The market is constantly changing and what we say about real estate could be different in coming time depending on what happens with mortgage rates and consumer sentiment. Many buyers are tending to be cautious and feel more uncertain these days, so pricing reasonably is even more critical. What are you seeing out there?
