For buyers in the Orange County and surrounding areas, you may be hearing a lot about (or experiencing) the challenging market when making offers on that perfect property. As some may be reading in the news, interest rates are starting to creep up. For those who are looking to refinance (act now!), but for frustrated single family home hunters out there the rise in interest rates may just dampen the competition in certain price ranges. Sure, you may pay a slightly higher rate on the mortgage, but the end may be near with those "over asking offers" that sometimes go as high as 50-100K above list price. WIth less competition from those with #FO...MO on buying at record lows, those who are truly just looking for a home may see an easier road ahead. Even I can be guilty of this, you take one look at that home on Zillow and can only see how the home is used in its current form. Even as a creative, it's hard to see the potential. So frustrating right? In a crazy market and in-demand county like OC, you have to sometimes get creative to just win the deal, let alone on a home that meets all your needs. I challenge my buyers and you to go into the buying process with an open mind and creative spirit. Maybe you need 3-4 bedroo...ms, but a 2 bedroom with a larger yard leaves room to eventually expand the home. Or perhaps you need that 3rd bedroom or larger garage for a work at home space. Did you know California has loosened up restrictions on ADU builds here in the states? Also, those ADUs for your office or additional living space is not as expensive as you think. If you don't have the extra cash saved up at closing, know that there's a pretty good chance your home value/equity will quickly rise. Financing these expansions and helpful ADUs is very much possible with the help of a home equity line of credit (HELOC). This is why all your friends are refinancing their homes, buying vacation homes, their first condo etc. The pandemic throws a monkey wrench in things, which has led to less people listing their homes and those great rates flooding the market with buyers. As you can see on the graphic, a small change in your interest rate can make a huge difference in your monthly payment. This doesn't take into account any down payments, HOA fees, insu...rance and tax impounds. People can simply afford more home with a "small" decrease in interest rates.
