BIXBY Featured in CAR Magazine Editorial (link in bio) As a surfer and boater who also happens to be a residential real estate broker, I tend to pay attention to anything that relates to the sea. That means weather, swell size and period, currents, tides, winds, water quality and temperatures, and sand transport & replenishment, to name a few. Like surf conditions, our coastal real estate is shaped daily by the larger climate forces at work. This is where sea level rise ...and home ownership along low lying coastal Orange County need to have a serious conversation. + Sea level rise is already here. It’s not a fictional narrative. The City of Newport Beach has raised Balboa Island’s sea wall by 18 inches. Building codes have been revised to require foundations be well above grade in certain locations. Our tax dollars fund regular dredging and sand transport projects that broaden and reshape the contours of the Balboa Peninsula to protect against King Tides and larger swell events that lead to periodic flooding and potential property damage and business losses. I take my fiduciary responsibility seriously and recommend that Buyers and Sellers take the time to understand the issue so they can best protect their investment in real estate. As I state in the article (see link in bio for full text), I have noticed that even people who might be somewhat skeptical when it comes to climate change, when they understand that it could potentially affect their pocketbook to the tune of hundreds of thousand or millions of dollars, their eyes are opened. We are not powerless with respect to sea level rise. Our ingenuity as a species has enabled entire countries to exist and thrive in low lying environments (i.e. the Netherlands). We have also shown that we can reverse climatological trends with changes in behavior (e.g. elimination of CFCs and healing of the ozone). That said, we are only powerful if we take action and educate ourselves on the science available to us. Newport-Mesa 2021 Crystal Ball With 2020 thankfully in the rear view, it would be foolish to predict what will happen in 2021 (but let’s try anyway). That said, there are some things that we do know, or can at least expect from our real estate market. What we know... * The Fed will keep interest rates low, which will make lending attractive to buyers * Congress has flooded the economy with cash, and real estate tends to appreciate with increases in money supply * The stock market has rebounded and this makes stockholders feel richer * There is hope on the horizon with vaccine distribution ramping up * Supply of homes in coastal Orange County remains historically tighter than normal. What we might expect * New construction or newly remodeled homes will continue to sell at a premium * Tear downs or fixers will be gobbled up by cash rich investors and owner/users seeking to build their dream home * Tired homes that are overpriced will take longer to sell in all but the most in demand locations * Homes under $2.5 Million will enjoy extremely low Days On Market (DOM) * Some residents will sell to relocate out of state, but they will be quickly replaced by people from big cities and cold weather states seeking coastal real estate with excellent year-round weather * Values will appreciate in the mid-single digits. In summary, this is not likely to be the year of the bargain hunter. Yes, there will be pain in the larger economy and we will not be immune from the fall out. Office and retail real estate will struggle, but don’t expect Newport-Mesa residential properties to suffer. If you own it, hold it if you can. Newport-Mesa Real Estate | 2020 in Review *NOTE: See link in bio for the full report A year ago, in our 2019 Newport-Mesa Real Estate Report, I made this statement:... Coastal Orange County economic indicators all remain strong, but geopolitical events are unpredictable. Glad I had that caveat. Little did I know, the unforeseen asteroid about to hit real estate was that of the Coronavirus pandemic. In March, like so many other businesses, real estate sales was declared non-essential. No showings. No Open Houses. No nothing. Right at the beginning of our normal spring selling season, we found ourselves sheltering at home like the rest of the world, wondering how things would play out. Come June, pent up demand for Newport-Mesa real estate exploded. As the first wave of re-opening began, we found our normally sleepy summer market playing catch up, with twice as many buyers and fewer available listings. As supply and demand would dictate, this caused prices to rise. Fueled by all-time low interest rates and the newfound ability for people to maintain their income while working from home, the trend continued through the 3rd and 4th quarters. Newport-Mesa property owners found out that even as the pandemic wreaked havoc on our larger economy, local real estate became more valuable than ever. People either sold at high prices or stayed put and improved their homes. Just drive your neighborhood. The number of remodels and pool installations will likely astound you. In a year where anything could happen, real estate, somehow, was a bright spot for those fortunate enough to own a home in this community. As one of those families, we are grateful.
