I feel like I've dealt with this with every buyer I've had this year. All have had offers lost to others that went $40k or more over asking on homes that were not worth that amount. Of course, those were also in the $400k price point referenced here. Thanks to Ryan Lundquist for always having rockstar information.

It's been quite a year for real estate in the Sacramento region. Going into the year the forecast was for a modest 2-4% price increase. Of course, Covid has caused a huge tightening in inventory with only about 50% the amount of houses for sale this year as compared to last.

"More multiple offers? Yep. Here's a look at some fresh stats to show the change in multiple offers in the Sacramento region this year compared to last year. Not surprising, but fascinating still. 1) About 60% of sales had more than one offer last month. This is the highest monthly amount we've seen since this stat began being tracked four years ago. 2) Speaking of months, the past three months have had WAY MORE offers compared to last year. ... July: +17.2% August: +25.3% September: +41.0% 3) I posted about multiple offers a few weeks back. Statistically when you get beyond about four or so offers many of the offers start looking about the same in that there isn't often a big difference in what the seller nets between a property with four offers and ten offers. So sellers, you don't need more than ten offers to get the highest price. My advice? I did some research on this recently after looking for a client up in Auburn to find we are having this inventory issue everywhere. Down 50% since last year. It's hard out there right now to find a house to buy, but it's possible. With a little timing luck, I was able to get another set of first time buyers in contract this week on an adorable little bungalow in downtown Roseville. I'm happy to help if you're ready to look. Market Update - July new home purchase mortgage applications rose by 39% YoY. New housing starts continue to not keep up with demand. National rental rates rose overall in Q2 2020 despite the depths of the Covid19 pandemic. One thing buyers tend to forget about the first time or even the second time they are buying a house is to take into consideration closing costs besides down payment. You may save your 3% or 20% for a down payment, but forget about the other costs associated including mortgage fees, taxes, and other escrow items. Don't get caught flat footed when it's time to close and have no money left to do anything to your new home.

Finally was able to get my client into contract in a multiple offer situation. And the best part is the listing agent told me the reason they chose our offer over others was a letter I included in the offer. It was a letter I have written for all my clients including some highlights about the offer and a little background about the client. Well in good news for my client I was finally able to find her a home. And its a HUD home, for those not familiar it's a foreclosure of a FHA loan. These aren't done the same way as a typical foreclosure however, and it's been quite a learning experience. There are some great deals to be found and making an offer is actually quite simple, just be prepared for the rest. Let me know if you have any questions or need help.
