Just Closed! Bittersweet closing here as it was my childhood home. Since 1977 this Laguna Hills home was the source of many years of happiness and joy. It knew me as a short-haired little kid, to a long-haired teenager, to a bald adult. It saw broken collar bones, hands, noses, and other things a BMX racing and overall silly kid could muster up. Statistics Sunday! As expected and spoken about last week, the inventory shows a slight increase these past 7 days, vs. the last. This should continue throughout the next months, but you will also notice the amount of active under contracts is way higher. To me, this shows how much pent-up demand we have had out there, and everything that comes on the market is getting gobbled up. (If priced reasonably). BayBrook Realty and The Peter Home Sales Team have a few upcoming listin...gs and closings, so we will continue to keep our pulse on the demand as we work with our listings' future buyers. I don't anticipate any slow down soon. There's too much demand and not enough supply to keep up. Until things significantly change, buyers have to strategize and understand what the current market dictates. Trivia Tuesday Answer! SAAAB stood for Santa Ana Army Air Base. It included approximately 800 buildings, 1,357,120 sq. ft. of barracks, 28 convalescent hospital wards, 18 school buildings, 155,000 sq. ft. of administration buildings, 4 chapels, 4 theaters, 17 warehouses.... The Santa Ana Army Air Base was deactivated on March 31st, 1946, and the State of California purchased the land in 1949. Today, the SAAAB land has been re-directed to other uses such as Orange Coast College, Vanguard University, Costa Mesa High School, Davis Elementary School, City of Costa Mesa Civic Center, Air National Guard 222nd Combat Communications Squadron, Orange County/State Fairgrounds, Tewinkle Park, and several commercial and residential areas. Just Sold! Here is what you are going to hear a lot of in 2021. THERE IS NO INVENTORY.... And it's true, it's brutal out there for buyers, and sellers are sitting pretty at this point. The biggest advice to sellers right now is to make sure you get a proper value on your home because prices are rising faster than the most recent comparables will show. For example, there was a home identical to this one that sold for $572,000 on Sept 11th, 2020. We listed ours precisely three months later, and it just sold for $623,000. If you were looking on Zillow, it would have told you your home was worth $578,261, and Redfin was just above $580,000. All I'm saying is there is something to say about digging into the market, analyzing the competition, dissecting the supply and demand, and then coming up with a selling strategy that will net you the most money for your home. It's a great time to be a seller, and it's all-out craziness if you are a buyer. How long this will last is unknown, but I gave a few thoughts to that topic in my New Years market update if you are part of my mailing list. I wonder how many people who live in the new Los Olivos Village community in Irvine know that lions and tigers used to roam around that area in a place called Lion Country Safari? I can tell you for certainty, that very few people know there was a camp called Camp Frasier named after a toothless, rescued circus lion who was buried in the hills just behind the community. Even less know that I was camper of the year there back in the early '80s. Really, that just means my par...ents left me there longer than most all the other kids, but in reality it was good times when kids were free to be kids. Orange County has come a long way, but with our endless great weather, and our countless activities, there's a reason why it's a vacation destination.
