Not all lenders are reacting to this market equally I’ve spent time on quite a few realtor web meetings and collaboration with other lenders in the industry and one thing that everyone should understand right now is that not all lenders are reacting to the financial crisis in the same way. It used to be said that by and large, most lenders will treat FHA/VA/USDA/Fannie/Freddie loans similarly from a guideline and pricing standpoint. That is no longer the case right now an...d its important to understand that if you’re in a purchase transaction, or you have a client in a purchase transaction, it may be worthwhile to evaluate different options. I’m the first to say that, for the time being, Non QM (bank statement programs) for us at loanDepot are all but non-existent, jumbo financing is more limited and most lenders are faced with challenges when locking interest rates. If we don’t have the program readily available, there may be someone else that does and I’ll be the first to help find the solution elsewhere if there is a better fit. For FHA/VA we have incorporated some guideline restrictions such as a 620 FICO requirements where previously we were accepting FICO scores down to 520 and a debt ratio maximum of 50% and even further restrictions if the borrower is relying on a gift. Fortunately, the bulk (90%) of the loans that are funded in our market are backed by Fannie Mae/Freddie Mac and that remains our strong suit. For example, someone purchasing up to $950K and putting 20% down with a loan amount of $765K, can still enjoy some phenomenal rates and paying Points are not required. 3.25% (3.309 APR) can be had with Zero Points today. Or consider that same $765K loan amount but the buyer only has 5% down payment and the purchase price up to $800K; rates are 3.625% (3.679 APR) and there is no PMI payment and Zero Points! The same $765K loan amount can see rates of 3.0% (4.183 APR) for FHA and 2.875% (2.949 APR) for VA financing, all with zero Points. That’s pretty phenomenal! While we realize some programs are taking a pause until the market stabilizes, for 90% of you that are looking to purchase or refinance, the loan programs are alive and well here at loanDepot. We have continued to add additional staffing to help with demand and recently transitioned 4000 of our staff that were previously working in offices, out to work remote from their homes.
