Every real estate agent you know is shouting, "LOW INVENTORY! LOW INVENTORY!" Maybe so much so that you've tuned 'em out or keep thinking, so what? What's that got to do with me? Truth is if you're a homeowner thinking to sell or home shopper looking to buy, low inventory means EVERYTHING! FOR THE HOMEOWNER LOOKING TO SELL:... The time is NOW! With low inventory (translation: not that many homes are for sale), you're not going to have to compete with as many other homes to attract buyers. Even with low inventory set your asking price at market value. Doing so means you’re likely to attract more buyers and possibly set off a lucrative bidding war. You're going to get a greater return on your investment. Rising prices mean that homes are also gaining value! FOR THE HOME SHOPPER LOOKING TO BUY: Time is of the essence when inventory is low. Do everything you can NOW (gather down payments funds, get pre-approved, have your home ready to sell) so when you find your dream home you. can act, and act fast! Keep your offer as "clean" as possible. Now isn't the time to pack your offer up with contingencies, concessions, closing dates, or repairs. Beware of renegade emotions. Whether it's a competitive bidding war or losing out on another home you just KNEW was the one, fight to keep your emotions in check. Stay patient and stay in the game the right house will come along at just the right time. If you have even the slightest inkling of selling, DON'T PUT IT OFF any longer. It's SO much better to give than to receive, especially when the GIVE is a closing gift and keys to my amazing clients! Curious what happens BEFORE gifts are exchanged on closing day? Here’s the scoop on what to expect: Typically, the buyer, seller, real estate agents, closing agent/attorney, mortgage lender, and title company rep will all be there on closing day.... At closing, the seller signs ownership of the property over to the buyer. Documents signed include the deed, the promissory note (buyers promise to pay), the loan estimate, the closing disclosure, and more. Your agent will tell you exactly what to bring, but, at a minimum, you'll need a photo ID (and a pen with plenty of ink!). The closing process is relatively simple, but prepare to be knee-deep in paperwork for a couple of hours. Got more real estate questions? Happy Real Estate Tips Thursday! Prepping to buy a house? Here are some Financial tips for aspiring home owners. 1. Pay your bills on time - Since your payment history is 35% of your overall credit score, make sure that you are making all of your payments on time. One late payment can have a huge impact to your overall score. ... 2. Research your loan options - Shop around! I would suggest handling this like you handle your overall health. After speaking with someone, get a second opinion (to see what they can do for you). And then another opinion still. I would talk to at least three lenders, and make some comparisons before deciding. 3. Avoid big buys - Hold off on making any large purchases before buying a home. The main reason is that banks look at your debt-to-income ratio when making the decision to loan you money. 4. Have at least 3 trade lines - Lenders like to see that you can manage multiple credit types. This includes installment loans (student loans) and revolving loans (credit cards). 5. Save for a down payment - The more money you have saved the easier it will be to get the house you really want. 6. Credit timeline - 6 months before buying stop checking your credit score. 2 months before stop using your credit cards. To all my LA neighbors who are planning to sell soon...avoid these seller mistakes: Don’t take low offers personally. Don’t overprice your home "just to see if anyone will bite." Don't underestimate the importance of listing photos.... Don't hide major issues from your agent. Don’t hang around during showings or leave pets roaming around. Don’t hide your thoughts from your agent. Selling a home is incredibly exciting and sometimes stressful.
