SOLD BIG Congratulations to our clients on the purchase of their stunning Granada Hills retreat! This was one of the smoothest transactions we've ever had - al...l the way up until the end that is! Our buyers put their faith and trust in us to sell their home in NoHo. We discussed the pros and cons of having a contingency in place for them securing another property and they decided against it. 18 offers later, we had their home under contract and with terms that they felt confident to start shopping for their next dream home. With very specific criteria for their new home, we started our search. With our clients having only 1 day a week to view, we made sure to schedule multiple showings. When Trosa St came on the market, Amjad and I just knew in our hearts it was going to be the ONE! Sure enough, from the moment they walked in, they were in LOVE! With the home being priced competitively and 9 other offers in line, we knew we'd have to work our magic and sure enough, we were able to get their offer accepted! During the escrow, like most all transactions, there were some findings within the home. The buyers decided to request the sellers repair ALL the items within the reports and we even managed to negotiate in getting the sellers to agree to all their requests. Even though COVID-19 had now made it's way to the US, we didn't see it effecting this specific escrow. We were about a week away from closing when one of our buyers, the actual borrower, informed us that she just went on furlough. We didn't panic for even a moment since Brian McKim with House America Financial was handling the loan and we knew if there was any obstacles to overcome, Brian would be the loan officer that could see us through the storm. Sure enough, 4 days prior to closing COVID-19 started to show it's ugly face and there was a sudden concern if our borrower could make the payments due to the fact that she was on furlough. Brian right away got on a conference call in gaining a solution as to what would suffice in order for them to feel confident with the borrower and proceed with funding. Document after document was requested and Brian worked endlessly with our buyer, always continuing to provide her with the confidence "don't worry, we're going to get it funded and closed". It was understandable, given our current state that the lender would request such documentation in order to feel confident about our borrower and fund the loan, but Brian and Alan also knew that all contingencies had been removed, that these were peoples lives we're dealing with, and that if the deal fell through, the borrowers would most likely face not being able to finance a loan at this time. The whole time our buyers were cool as a cucumber, expressing that, "it's hard not to worry, but we trust you guys"! We could not even imagine what it would be like to have to turn to our buyers, days before we were supposed to close and have to inform them that they can't get the loan. A special THANK YOU to our trusted associate, Brian McKim and Alan Pezeshkian, for handling the loan so that we could deliver our buyers the great news they had been waiting for, "congratulations, your loan is going to fund tomorrow"!!
