AFN is pleased to announce our special guidelines regarding W2 transcripts for W2 borrowers only (no 1099s or self-employed borrowers allowed). Typically, 1040 transcripts are required for all borrowers on all loans (except streamlines); however, we have loosened our guidelines to allow W2 transcripts and a signed 4506-T form signed at closing in lieu of the previous 1040 transcripts requirement. Please see the guideline summary below. Program currently available with AFN FN...MA and GNMA. Guideline Summary Minimum Credit Score = 640 All borrowers must be paid with a W2 o No 1099s o No commission income borrowers o No self-employed borrowers Employment in the construction industry is not allowed Loans with additional rental properties are not allowed File must not contain 1040s or 1040 Transcripts; however, a 4506-T must be signed with loan docs Conventional: AUS approval is required with 50% or below max DTI ratios FHA: - DTI 50% - Follow Program Credit Score and Max LTV Guidelines - DTI 50.0155% - Credit Score 680 or LTV = 5% Below Max - DTI > 55% - Ineligible Regardless of Total Decision o Investor I-20: - As Determined By AUS or 4155 Guidelines for Manual Underwrites VA: o AUS Approval is required o DTI is determined by the AUS o Cash-out transactions limited to 90% LTV/CLTV
