What is an FHA loan? An FHA loan is a mortgage insured by the Federal Housing Administration. With a minimum 3.5% down payment for borrowers with a credit score of 580 or higher, FHA loans are popular among first-time home buyers who have little savings or credit challenges. The FHA insures mortgages issued by lenders, like banks, credit unions and nonbanks. That insurance protects lenders in case of default, which is why FHA lenders are willing to offer favorable terms to b...orrowers who might not otherwise qualify for a home loan. 2021 Home Sales Strong in First 2 Weeks: In absolute terms, home sales were down last week by nearly 15% from the week before, and have noticeably downshifted since mid-December. However, comparing to the same point last year reveals that this slowdown is typical for the beginning of a year and that home sales are off to a stronger start than they were in 2020. In fact, the week ending January 16th was the 18th consecutive week where home sales were up by more than 10% from the same point the previous year.

The last time the Fed cut rates to zero was during the global financial crisis just over a decade ago. In addition to rate cuts, the Fed also said it would purchase another $700 billion worth of Treasury bonds and mortgage-backed securities. It also struck a deal with the Bank of Canada, the Bank of England, the Bank of Japan, the European Central Bank and the Swiss National Bank to lower their rates on currency swaps to keep the financial markets functioning normally. Althou...gh the underlying US economy has remained on solid ground -- unemployment is at a historic low and consumer confidence has stood near all-time highs -- the Fed said the coronavirus outbreak has significantly hurt the global financial conditions. The Fed could, in theory, take rates negative, as some other central banks have, but Federal Reserve Chairman Jerome Powell has resisted that idea.
