Would like to take this post as an expression of gratitude of all that has happened in 2020. It looked like it was going to be my best year yet in February-March and the whole world and escrows flipped upside down. Unprecedented times with lots of hardship and uncertainty, however, also a time for massive growth and taking action to manifest my reality and seeing the fruit of my efforts. I'm extremely grateful for a strong backbone of support from Family, my Inner Circle of F...riends who constantly push and pull eachother to become stronger, and finally, Me for taking a chance on myself and making the right decisions that have gotten me this far. The journey is just beginning to unfold and I love the engagement that I get from you guys on social media. I appreciate you chiming in on my stories, asking questions, discussing complex ideas, and occasionally liking my posts ;-) Take a minute to share what you're grateful for! I believe one of the first steps of finding the Meaning in Life is rooted in expressing gratitude. Looking forward to a strong 2021!

This property is a true testament to pricing properties right. Within a matter of days, I was able to generate 3 cash offers at or above asking price. Investors sitting on cash are able to beat out competition and move quicker on deals where extensive work needs to be done. Before COVID and during COVID, the ones who had money and were easily financeable, still have money and still are well capitalized in strategic debt. Super hot pocket of Pico-Union, or the general Westlake area, is an up-and-coming neighborhood just outside of Koreatown with tons of capital flowing this way. If you have the time, drive Arapahoe St. between Pico and Washington Blvd and you'll see the changes that are going on in the area.

We've all heard the old adage that "Time is Money." I don't think this is true all the time, but is definitely so in the world of Los Angeles Development, Entitlements, Architect Meetings, LA City Meetings, plan check, re-submitting plans, neighborhood council meetings, and all the time in between all of the steps necessary to complete plans for redevelopment. Investor Developers are willing to pay more in MONEY to save the TIME it takes to entitle projects in a highly burea...ucratic government. Given the uncertainties and working from home mandates (and what looks like there will be more of), the City is even SLOWER at approving plans, adding even more months to the already difficult process. For sale is 329 S Bonnie Brae St., an existing 4-unit complex that will be delivered with Ready-To-Issue (RTI) Permits to redevelop into a 30 unit apartment complex. The New Owner Developer has the opportunity to go vertical the day after we close escrow, saving nearly 24 months of TIME, holding costs, and heahaches of navigating through the City and their processes. As the Responses to Coronavirus continue to slow the levers of business, Investor Developers are looking aggressively for such product types to save TIME and mitigate RISK and yet command a strong return on their investment and delivers a multiple of 5.5 housing units in a market that so desperately needs more housing.
