Buying a home? Opening escrow? Offer accepted? What you need to know when you’re beginning the escrow process. . Here are 3 key takeaways: 1. You have 3 days from the date of acceptance to wire your deposit to escrow. 2. You have to have a minimum of 3% in order to open escrow (must have 20% down is a myth).... 3. INSURANCE!!! It’s not talked about enough but if you have a loan & you cannot obtain insurance by the time your loan is ready for underwriting review, your loan may not be able to be funded & especially if you’re in high fire zones, it can be even more difficult to find a carrier who will insure you. . I’ve seen more escrows fall out due to lack of insurance or loan conditions being met & it’s a very serious situation. . Recently I purchased a new home & even I was overwhelmed by all the conditions the lender came back to me with that I had to provide & my new home is in a high fire zone so thankful for the California Fair Plan that I was able to obtain otherwise my loan would not have funded. .
