We are NOT HEADED FOR A FORECLOSURE CRISIS With the massive surge of unemployment that happened this year, it’s natural to assume that a massive surge of foreclosures will follow. However, history is not expected to repeat itself this this time.... Why: 1. Homeowners have a lot of equity. Like a lot! 2. Buyers that bought in the past decade had to highly qualify for a loan; unlike the foreclosure crisis of 2008. 3. Foreclosures today account for just 0.5% of all closed sales, and short sales accounted for 0.2%. That means that 99.3% of all sales were good ol’ fashioned sellers with equity. 4. This graph shows the huge impact that interest rates have on affordability. Back in November 2018 when rates were 5% , if a buyer wanted a $3000 mortgage, the home would have to be bought at 699k.
