FLASHBACK FRIDAY! This was the last seminar I put on in 2007. . I did many of these seminars throughout 2006 over the North County San Diego when I owned Pacific Rim Real Estate and Mtgs., trying to warn people to NOT do those Neg Am loans and how dangerous they were over the long term. The big banks were paying mortgage brokers a 3% rebate to promote these awful loans and I would talk people out of them at a huge loss to myself. Many people did them anyway and later ran ba...ck to me to rescue them. (That was a grim experience) In 2007, I had several people ask me If now was a good time to buy? and I told them to wait as a crash was coming. I lost a lot of money those two years by being honest but I’m not going to cheat and lie to people. The ones that did ran and hid like cowards. Good Morning Everyone! For those of you not familiar with how the market works, its really very easy to understand. If you took economics in High School, you should have no problem making sense of all of this. I try to explain it "to" you simply, and not with all the "mumbo jumbo" you hear that makes you feel like an Attorney is talking "at" you. Its really very fun and fascinating to watch. Every month we get weekly reports and monthly reports from different sectors of th...e economy. Some cover the previous week and some cover the previous month and some even two months back. Say for instance, Construction spending comes out on July 1st reporting figures for the Month of May. Auto and Truck sales are out for the Month of June. Every Thursday we get initial and continuing Jobless claims for the Previous week. The 10 Year Bond Yield is tied to the Mortgage Backed Securities and this has an effect on Mortgage Rates. This was changed from the 30 Year Bond about 14 years ago as many people either sold their homes after 7-10 years or refinanced. Analyst examine all the movement and make forecasts. When the data come in better than expected, its considered "Bullish" and will usually send the 10 Year Treasury Bond Yield up thus raising rates. If the data comes in worse than expected, this is considered "Bearish" and will send the Bond Yield down causing rates to go down. The first Friday of every month we get the Unemployment Rate for the previous month. With the holiday this Friday, Thursday is packed with data. Some Analyst think that the 10 Year Treasury will dip back down to 2.0%. It is currently at 2.547% So, lets watch and see the reaction! Housing numbers out today and they rose to a two year high. Despite the "Bullish" data, rates are remaining low. Its a great time to buy!

Update for the market. Rates are up slightly as bullish data came out today causing the 10 year bond to go up a few ticks. Today's initial jobless claims data which show a 6,000 dip in the June 14 week to 312,000. I was comforted when I heard Janet Yellen discussing the importance of "Income" VS "Inflation and not just making decisions based on numbers. Tomorrow the Atlanta Fed's Business Inflation Expectations survey is released.
