The Adverse Market Refinance Fee was postponed to December 1. That means loans delivered to Fannie Mae or Freddie Mac starting December 1 will have this extra fee included (hence higher rates). To ensure they have the fees covered, many lenders have announced loans that are locked on or after 9/21 will include this fee (so they know they're good to deliver to Fannie Mae and Freddie Mac, since it takes them a little time to sell the loans to them after close of escrow). Expe...ct rates to be higher from 9/21! So, if you're considering refinancing, there could be only 1 week left before this takes place. With so many things that can impact one's credit these days, it's very important to monitor your credit closely. Consumers used to be able to get their credit report for free once a year from each of the 3 credit bureaus. Many people are considering the forbearance option on their mortgages. If you don't need it, be careful doing this. Lenders don't like it, obviously. Even though they are not supposed to report this as "late" on your credit, new lenders still may be able to see that you have taken this option from your credit report. There is a common misconception that Fed Rate Cut directly translates to mortgage rates. It does not. Fed Rate Cut refers to bank to bank lending, not mortgage rates. This is the amendment to Proposition 13 disguised as a "modernizing education facilities fund," if you vote YES it will skyrocket property taxes on residential property giving the State of California the right to raise them as needed! If you rent property it will have an adverse affect on you just be aware you are also at risk with higher taxes comes higher rents! Vote wisely!
THE BILL ON CALIFORNIA'S BALLOT TO REPEAL PROPOSITION 13 IS LABELED "EDUCATION AND LOCAL GOVERNMENT FUNDING" DON'T BE FOOLED. Without Prop 13, property tax will increase a lot and many people will be driven out of their homes.
Happy New Year! Just a friendly reminder as we welcome 2020, that when you are signing and dating docs this year, be sure to write out the whole year 2020, such... as 3/25/2020 instead of 3/25/20. If you write only 20 for the year, someone can easily add 2 more digits to the end, changing the date to something like 3/25/2019 and invalidate the docs. See more
