Call in at least three different contractors to get estimates for your job. It's important for you to be present while the painter inspects every area of your home. . . . While you are with the painter, here are some good questions to ask:... What house are you currently painting? What is your crew size? What have you found are the most common problems with house exterior painting? What is the process you will take to oaint my house? . . . Let the contractor know expectations. The number of coats a painter applies isn’t the only factor in determining the quality and cost of the project. Preparation is the foundation of any painting job. . . . Let the painter know what is the level of details you want him to complete. Tell him if you are willing to accept a certain level of unevenness from past paint jobs. If you want a perfect job, know that the costs will increase. . . . Get 3 free estimates. Seek a written estimate from each contractor. A well written estimate should include a breakdown of labor, material costs, the number of coats of primer and paint, the brand of the paint, and a thorough detailed description of the amount of surface preparation he will do. . . . Ask for references and past work examples. Get a list of references from each contractor and call them to find about their experience. A history of positive references is a good sign of the quality of his work. . . . Make sure you get a complete contract. The contract should include all the contractor’s key information: name, address, office and cell numbers, and license number, plus all the details in the estimate. Make sure the contract clearly states what is and is not included in the job. . . . Ask for a guarantee. The painter should promise to correct any chipping, peeling, blistering, flaking, or excessive fading or chalking that occurs within two years after the job is done at no or little cost.
