Don’t be fooled by CA Prop 15, 19 and especially 21. They are designed to attack small mom&pop landlords so big corporate Wall Street landlords can take over m...ore of SF. Prop 15 increases property tax for commercial properties, but bigger landlords can pass the expense back to store & restaurants with NNN lease provisions. I don’t use those so I’ll have to eat the cost I’m sure it will cause lots of restaurants to shut down. Prop 19 increases property tax on property transferred to family members. We can use O&M petitions to pass this through to tenants, but it’s a lot of work and hearings. This won’t affect big corporate landlords. Prop 21 has 15% vacancy control, so if someone who pays $400/mo moves out of a unit I can only rent for $460/mo. Of course there will be lots of applicants but I’d probably just keep the unit empty bc it costs more to maintain. That will probably lead to a black market for apartments like in the USSR. Big corporate landlords own new buildings without long term tenants and this won’t affect them much. Whoever agreed to these provisions thinking they would help tenants doesn’t really understand how they will work in real life. They are designed to benefit big corporate Wall Street landlords like Veritas by reducing competition from smaller landlords.
