FINALLY! Juan and Andrea were referred to me last year looking for a home in or around Mountain View. After some searching, in early February we found a development of new homes, and chose a beautiful nearly completed townhome. Then Covid happened. We were initially told it would be ready in April, then it was May, then June, then July, then August, and eventually September 1st. But minutes before our appointment to receive the keys, we were told the county found a typo in the paperwork and it didn't close. The next day we were told it closed - come get the keys - but no one was there to give them! Two hours later, FINALLY keys are available, and we have a happy family with a new home. It just took eight months and a lot of patience.

The majority of my business is repeat and by referral, but sometimes, according to Debbie, I just get lucky. Three years ago I responded to a neighbor's ad on Nextdoor for some free ceramic pots. When I picked them up we had a nice conversation that included local real estate. Then earlier this year, out of the blue, she reached out which led to the purchase of an investment condo. Weeks later we're getting an offer accepted on an estate home on 20 acres in the nearby hills and listing their current home for sale as well. I just gave them the keys to their new home today; they are stoked and I am very thankful (lucky?) I saw that ad three years ago!

Random Real Estate Rant: One of my pet peeves is when agents describe their listings as "starter" homes. I just read that at the beginning of the description of a 4-bed, 2 1/2-bath, 1,500sf house listed for $850,000! Calling this a starter is lazy and quite frankly, condescending. Sure, in our market this is a lower priced home, but it's a home so many Bay Area residents would aspire to live in and own. This is the kind of home where they might hope to raise children and perhaps take care of their elderly parents. It's where they would celebrate birthdays and holidays with family and friends. It could be their weekend sanctuary after working their butt off Monday through Friday to pay their mortgage. Sure it could be a starter for some, but for many, to buy a home like it would be a DREAM come true.

I never post anything political on my Wunderlich Realty page but I think this video is informative, relevant and especially timely and recommend you watch. In our training, real estate agents are now warned about "redlining" but without the context provided by this video. Redlining is the denial of services (home loans etc) to residents of certain neighborhoods primarily because of the demographic makeup. Specific to this video, I have seen CC&Rs (Convenants, Conditions, & Re...strictions recorded for most communities) that specifically state "No Negroes, Malays, ... shall reside in this development." In fact, the CC&Rs for my last home in San Jose, built in 1947, had this language. Yes, in San Jose! I told my agent, "I can't sign this!" He responded, "don't worry. It's obviously not enforceable." Seat-of-the-Pants Bay Area Market Update: after experiencing a peak in home prices in spring 2018, interest rates rose (4.5% April) and buyer fatigue set in slowing activity and causing prices to fall as much as 15%. Summer 2018 my phone stopped ringing and most of my colleagues expressed similar experience. For the next 15 months business was slow and many listings sat on the market for much longer than we had grown accustomed to. 30-year rates peaked at nearly 5% in the fa...ll of 2018 then rapidly dropped summer of 2019 to almost 3.5%. Thankfully in October of 2019 activity picked up as the good news of low rates reached buyers. This resulted in me currently working with six sets of buyers and with three listings on the near horizon. Normally in January I am working with one or two clients and watching a lot of Netflix, perhaps golfing or riding on sunny days. What does the future hold? Economists regularly predict the next recession is two years out and that this economic expansion can't last. But they have been saying that for four or five years now, and more loudly most recently when the yield curve inverted. What I can comfortably state here is that over the long run, Bay Area real estate has always been a good investment. Currently buying power is good because rates are low and prices haven't caught up. However, the last two offers I got accepted for clients both beat out multiple offers. And the one yesterday that wasn't accepted, was one of over 40 submitted on a property in San Jose! So we may be looking at an immediate rise in prices, at least for the short term.
