Wondering how the pandemic is impacting the real estate market in Woodland early? Here are a few things I’m keeping my eye on and wanted to share with you: There are 40 houses on the market. When I look at the average for the past 90 days, 60 homes have closed each month. This low inventory is leading to multiple offers on homes that are prepared carefully and priced correctly. Cross your fingers for some more inventory to come on the market in the first few weeks of... the year as people become more comfortable with their homes being shown. This is why I REALLY hope that the vaccines do their job and that the kids get back to school- both of these things will bring more homes onto the market. The influx of buyers from the Bay Area has turned our local market into a hot zone. With so many Bay Area companies telling their employees that they can expect to work from home for at least 2021 and some indefinitely, the entire Sacramento Valley has become a target for these buyers. The key for sellers is this: the buyers are coming this way because they want YARDS... so remember that when you prep your home for the market. MORTGAGE RATES! I've spent an embarrassing amount of time this week reading predictions on mortgage rates. I would guesstimate I've read 60 articles. Who does that? The Fed was aggressive in their purchase of mortgage backed securities beginning at the onset of the pandemic and have said they will continue the purchase of $40 billion a month. Because of this, most of the predictions include rates staying low during 2021- not "2020 low" but, under 3.5%. (On a side note- there are rumors of mortgages being made by Bitcoin and other cryptocurrency in 2021... how crazy cool is that?) The Sacramento Valley has been predicted to be the "hottest housing market" in the nation for 2021 because of the Bay Area migration. Home values in the region are up 9.1% in the last 12 months. It will be interesting to watch what happens in the next 12. I'll keep you updated as we get moving into the first quarter. You all know, I love this stuff!

TGIF! It's Friday, friends, and that means it’s time for another Frequently Asked Friday? If you're buying a home in 2021, today’s question is just for you! Q: Who pays the buyer’s agent commission? A: Standard practice is that the seller pays the real estate commission of both the seller’s agent AND the buyer's agent.... The good news for home buyers is that they do not need to come out of pocket for their agent's commission...with down payment and closing costs to budget for- it's nice to know that you are able to choose a strong, experienced real estate agent without the worry of that commission expense. Looking to sell in 2021? If so, you've got a few weeks again at home; so take the days and make them count toward money in your pocket when we get on the market. Even in cold, wet weather there are things to be done to prepare for the market. My best advice is take it room by room... ignore the big picture and take 2-3 days in each room to get it detailed. Here is a checklist for each room: Make a list of actual repairs that are needed in that room and knock them out. I...f you aren't handy and need a referral for help, give me a call. PURGE! Clean out, donate, and throw out anything you don't need. Make three piles with your stuff- trash, donate, keep. And remember, you can only keep it if there is STORAGE SPACE for it. If not, it has to go. Once you have less stuff: organize the drawers, closets, and bookshelves. Step one is less stuff and step two is organized- put these together and your home will appear cleaner and more spacious! Repaint the walls and baseboards. Stay away from color. In fact, don't do this without giving me a call. I will send you Pinterest links to my favorite neutrals. Deep clean every nook and cranny of just that room: the tops of the baseboards, the fan blades, the switch plates, the walls, HVAC registers, etc. I cannot emphasize how much of a turn off it is to buyers when these are dirty- it just sends a vibe of deferred maintenance. And, when these things are clean it screams that the home has been meticulously cared for. Get them scrubbed now, and maintaining them until we list will be a piece of cake. Check your hardware, fixtures, and lightbulbs. First of all, the bulbs have to all work and be the correct type for the fixture it's in. Also, your hardware on doors might need to be brought into the current decade- this is the cheapest, easiest fix to update your home. Don't get overwhelmed. Don't think beyond ONE ROOM! You've got the time, and if you JUST do one room, you're ahead of where you would've been if you didn't do it. Bottom line is, if you use this time to get things done room by room you don't have to rush and make yourself crazy and exhausted the week before you go on MLS.

I know you’re as anxious as I am to give 2020 one final heave-ho way back into last year. We've done some reflections this last week on 2020 and now it's time to look forward! I love New Year's Day because of the "fresh start" that a new year brings. I remember reading one time that each new year is a blank book with 52 chapters and 365 pages. What an awesome thought to help us remember to make each page and each chapter count. Today is a special day for the dreamers ...and the planners. Today is a holiday for the INSPIRED! These are some "thought provoking questions" for the new year that I found while searching online today: 1- What is your word for 2021? 2- What is your color for 2021? 3- What will you do for yourself in 2021? 4- What are three goals you have set for 2021? 5- What habit do you need to lose in 2021? 6- What habit do you need to gain in 2021? 7- What can you do to make the world a better place in 2021? 8-Describe what you hope for in 2021 in ten words. 9- What change in your style will you adopt in 2021? 10- What "season" of your life are you in and how does it shape your thoughts about 2021? Resolve to visit a city, state, or national park near your home sometime this year- especially if you've never been there. 2. Resolve to re-read one classic novel you were supposed to read in high school... whether you read it the first time or not. It will be different behind adult eyes! 3. Resolve to go out-to-eat (or order takeout) from a r...estaurant in town that serves a cuisine you've never tried. 4. Resolve to write one note of encouragement each month to a friend, neighbor, or coworker who displays a character trait you admire. 5. Resolve to invite someone you've been wanting to get to know better out for coffee. 6. Resolve to try one new hobby, sport, or craft in 2021. A sorority sister of mine posted her "Holiday Bucket List" yesterday and I thought "if there ever was a year to have a Holiday Bucket List, I’m pretty sure 2020 is it!" We don't have holiday parties, trips to the mall, or even the Christmas Parade this year. It's easy to get down because of it. But, I had a total "shift" yesterday as I read her post. How many times have I said, "I would love to do 'that' during the holidays but I never have time."??? Well, this is the ye...ar! I've got the time so I'm making the list! There are dozens of fun "Holiday Bucket Lists" on Pinterest. I put these two quick pages of "to-dos" together from what I found there because I thought it would be fun to share and help you put one together too. One of the things I included on mine is MAKING a "12 Days of Christmas" advent calendar for each of my kids. I'm actually excited to do it... and I'd rather do that than go to the mall anyway. I've been a part of hundreds of moves in my real estate career. I pay attention and my beliefs about our homes have evolved as I've matured in my work. I've carefully watched the effect of your homes on every other area of your lives. A lot of us have talked at length about it. I recognize that our homes are often the biggest contributing factor to our balance in every other area of our lives. THIS IS ONE OF LIFE'S TRUTHS: Your home environment affects your financial wel...l-being, your friendships, your marriage, your diet and health, your spirituality, your professional success, and your kids' academic success! PERIOD! I've watched it for 20 years. The clients that spend months or even years thinking about a move are doing so because they are no longer "in sync" with their home. And, when our home no longer "fits", it throws everything else off. It may not be obvious in your current home; it usually isn't. It becomes crystal clear; though, when you are moved into your new home. Usually what is holding people back is just basic fear. I have moved too many people out of homes that no longer fit their lives into homes that do. I know that the "higher monthly payment, the higher property tax bill, the utility bills, the pain in the ass of the moving process" and all of the other excuses that can convince us not to make a move ARE ALL JUST CRAP! Yes, they really are! When you get moved into the right home and your home environment fits, the vibration of your life is raised and you step into and out of your home from a higher, stronger version of yourself. When you have THAT back, it becomes obvious that the excuses were crap! If your home just doesn't seem to fit you and feels "off", if you've been making excuses to convince yourself to stay put, if you've been talking about a move so much that your friends are tired of hearing about it, or if you've had the feeling that a different home would change your life- it's likely time to move. In the words of my grandma, "be still and know". If you need a change, I will work hard to make everything fall into place again.
