Are buying opportunities for investors on the horizon? During the last part of April, home buyers throughout California signed sales contracts for nearly 60% fewer homes than the same period last year. Similar declines were seen in the weeks earlier. While these stats sound scary it's likely not as doom and gloom as it seems. Many buyers are out of work and currently unable to purchase homes, or simply just afraid to or unable to conduct an in-person home search. Others are t...aking a "wait-and-see" approach to what housing will do in the post-lock down environment. Real estate agents say some sellers don’t want people touring their homes during a global pandemic. Others simply don’t need to sell and, like the buyers, are holding back to see how the current situation evolves. The next few months could see a surge of buyers hitting the markets as well as sellers finally deciding that now is a good time to list. Will this balance out or will the market sway one way or the other? It will be an interesting time for real estate, that much is certain. We will keep an eye on the market as we may see a temporary buying opportunity for savvy investors willing to buy when others are fearful. Stay tuned.

Average mortgage rates rocketed yesterday more quickly than many have ever seen. Few saw that coming. But it means mortgages will be more expensive at least until we see some falls. And, nobody seems to be able to provide a valid reason for what’s happening to those rates. They remain largely untethered from other markets. So, if the Federal Reserve’s new quantitative easing program was behind Monday and Tuesday’s falls, it stopped having an effect yesterday. Perhaps bond... traders could be waking up to the fact that the U.S. government’s fiscal deficits will start to finally matter, according to one source. That could make all bonds (including mortgage-backed securities) less attractive. Or perhaps it's just more unknowns for the short-term future of the economy that are causing investors to be more conservative. So what does that mean for mortgage rates today? We simply don’t know. If we had to decide on whether to lock, I think we would hang on for a bit to see if there’s a downward bounce after yesterday’s huge rise.

What is a return on investment? The rate of return on investment for your rental property is the amount of profit you receive from your property over a period of time. It is calculated and presented in a form of a percentage. You always want to aim for a high return on investment when searching for a rental property to purchase. How to calculate ROI In order to calculate your return on investment, you need to know the profit or loss generated by your rental property and the t...otal amount of money you invested. Here is what the ROI formula looks like: ROI = Net Operating Income / Cost of Investment x 100 The above formula looks simple and easy to use. However, you need to take into consideration a number of different variables. You need to include expenses such as repair/maintenance expenses, tax fees and the amount of money borrowed (with interest). Also, take into consideration your methods. For example, did you use a loan to finance your rental property? After you calculate your net operating income, you divide it by the total amount of cash invested and multiply it by 100 to get your ROI percentage. Before you begin your search for investment options that offer a high return on investment, you need to consider how much risk you’re willing to take on. The most lucrative ways for generating a high return on investment also carry the highest risks. It involves a lot of work to manage a rental property and keep up with tenants.
