At the end of the day there are 3 things that make up a home loan, and if you're thinking of buying property soon, or at some point in the future pay attention to these 3 things and get working on them sooner rather than later. 1. CASH: Save it. Try to start by saving 5-10% of your income. Store it either in your personal bank account, a 401 K account, investment account, etc., not your underwear drawer. If saving is "impossible", then expect to have to qualify for down payme...nt assistance, or be nice to your family and have them gift some money to you. 2. CREDIT: Be responsible with it. Settle debt with creditors before they turn into collections, pay your bills on time, no 30 day late payments, try and utilize 30% or less of the total credit line on your credit cards. 3. INCOME: Make it, and make it consistently. If you are happy with your job, then stay at it and continue to climb the ladder in pay scale. If you are unhappy with your job, then get a new one that either pays you the same, more or more consistently. If you don't have a job, find one and get busy. What is a Debt to Income Ratio? A debt to income ratio is a personal finance measure that compares an individual's monthly debt obligation to his or her gross income. When referenced in financing residential real estate the rule of thumb is to typically stay below a 50% Debt to Income Ratio (DTI) when trying to qualify for most programs. This means that no more than 50% of your gross income can be allocated to pay back consumer debt and housing debt combined in relation to ...your income. Example: You gross $5,000 a month in income and you have a $250 car payment, and your monthly minimum credit card payments and other consumer debt equals $250 as well. Given these figures you could qualify for a monthly housing payment of roughly $2,000 including taxes and insurance. Consumer Debt $500 + $2 K Mortgage/ Income $5 K = 50% I hope this helps.
