What a roller coaster ride, with some important lessons learned. The buyers fell in love with this delightful listing but did not go in with their strongest offer, hoping to get a counter. Didn't happen--the sellers simply went with the highest and they lost the house. But then!!The first buyers had to cancel. There had been six offers, and my buyers did not even have the next highest one, but because of relationships built, they were chosen to step in. After many long months of searching, they are in escrow on the house that they love more than any other. Buyers please don't hold back in this competitive market. Give it your best shot right from the beginning!

This is great news for buyers and sellers! There will still be some restrictions regarding number of visitors that can be inside at one time, and sign in's will be required. Of course, we are still available to show you property outside of open house hours if you prefer.

This is NOT my listing, but I just learned that a one bedroom condo in my building is for sale for a very good price. It has about 840 sf and is listed for $685,000. The condo is on Mariners Island, across the street from the Bay Trail with, I think, 356 miles of hiking and biking and where there is a kiteboarding beach. It is in a private community with its own beach on the lagoon where you can also kayak and use your SUP. It also has a pool and playground. The photo on the left was my view from my balcony this morning. The one bedroom would have had almost the same view.
