Last year was a terrible year, and I'm not afraid to admit it. There were a lot of things happening at once. I took a huge hit in my business because I brought on a partner, and the market wasn't exactly great. While I was trying to keep things above water there, I was divorcing my husband and trying to still have some semblance of a personal life. I drank a lot of tequila last year. Who are we kidding? This year, too, but for different reasons. When fear is dominating your d...ay or even your year, you've got to keep moving. I can't tell you how many people thought I was doing really well. They didn't see me on my back patio, lighting up cigarettes, and crying to myself or to my best girlfriends. You can be a complete and utter wreck, you can be drowning in anxiety and everything can be going wrong, but if you want to command respect and get yourself out of the hole that inevitably happens to all of us as you'll have to find a way to keep pushing forward. I'm not scared to show my weaknesses (or I wouldn't be telling you this), but when it comes to business, you've got to be careful. This new year is a new beginning, start it by promising yourself to keep it moving, no matter what. When you get burned or go through tough stuff, you've got to just chalk it up to what it was, put your best foot forward, and move on to the rooms you're meant to be in. I believe in you. Sometimes when I need a little perspective on how far I've come, I often think of this one listing. A listing of this property on La Mesa in Santa Monica that nearly broke me. I became friends with a client and helped her buy a house overlooking the Riviera Country Club. After pouring money into this thing without any resale strategy, she decided she wanted to flip it. And like every awesome seller, she over-valued her home by 40 percent. I said $16,995,000 and she said $23 m...illion. I had worked on this thing for so long that when I told them what I wanted to list it at, and they disagreed and threatened to give it to someone else, I took it at the number they wanted to sell it at . . . not the one I knew was right. I was too invested, to the point that I took every blow she gave me and kept telling myself that she would come around and get real about the number. Over the course of three years, I let this relationship hang over my head, and I was so fragile, afraid of losing the listing or, worse, that it would be sold by someone else at the number she wanted. I desperately wanted to prove myself. I was crying all the time, every problem with this one listing permeated my entire life, and I let it and her get to me. In the end, I lost the listing and the years of blood, sweat, and (actual) tears that went into it. I let her see that fragile side of me. She knew I’d give in to whatever she wanted and allow us to do it her way even though I knew what was best. Instead, I should have compartmentalized rather than letting it permeate all parts of my existence. Ultimately, she ended up selling it for just over $15 millionlanding under even what I thought it would trade at by close to a million. Looking back, I knew from the beginning that I shouldn't have done this deal because the property was so grossly overpriced. But I was enchanted with how big a listing it was. I was attached to the idea that this would be my biggest one to date. I don't blame myself for that, though. Sometimes you have to obsess over outcomes in order to understand what red flags look like and what fights are not ever going to be worth it.

Find someone who looks at you like...

The past week was filled with a lot of reflection and a lot of gratitude. Continuing on that feeling, I got thinking about the people I value most and so I decided to do a dedicated post for my group of friends that are as close as family. My friends call me an acquired taste. While I’d like to believe that they're talking about a taste for sophistication, humor, and warmth, I’m not so sure that’s what they meanha! But I see their point. Because from the earliest time I c...an remember, I've been relentless about sharing what’s on my mind. Since I was a kid, I've always been standing up to the bullies. I would see other girls who were making certain people feel bad, and I would go crazy. I got a reputation for being a bitch because I’d verbally annihilate anyone taking advantage of weaker personalities. I couldn’t hide my feelings that people should not be treated like that, and I let it be known. Here's the thing, being you, doing you, saying you, embracing you . . . It’s easier when you spend your days with people who don't ask you to hide. I joke that I like to keep myself in the gay bubblehanging with fabulous gay men who always tell me I'm awesome and don't try to sleep with me. In reality, the gay bubble is a love bubble, a soft place to land with people who always let me be myself. My best girlfriends do the same for me. They are my true north. You don't need everyone to be 100 percent on your team, because they won’t be. But you do want to make sure that your inner circle is full of people who are pulling you out into the sunshine instead of pushing you into the shadows. So tag your closest people in the comments below and let them know you love and appreciate them today!

Over the years, I've realized that you’ve got to learn how to tolerate discomfort or you’ll have no chance. You’ve got to go through the blows to learn how to be tougher. So if you’re not feeling that way now, do things that will allow you to learn it. This was one such experience for me! Who remembers this scene and what's your favorite MDLLA episode?

If there's one tip I have for your morning routine, drink your greens!! I swear by my morning celery juice and Jake pets before I get started on my workout. What does your morning routine look like?

I remember my then-husband and I were shooting our first-ever scene together in MDLLA. We started talking about our daughters, beginning with my oldest, Juliet. We discussed how she was doing really great and coming into her own and how proud I was of her. Jason followed that by saying, Scarlett, on the other hand... and I responded with We’ll see. She’s only in the 2nd grade. He point-blank looked at me and just coldly said, Our daughter’s in 3rd. To which I replied, ...No, she’s not...Wait, yes, she is... No, she’s not. I thought to correct him but in that moment, sitting across from him, I just kind of froze, because he was so certain that I thought, God, wait a minute. Am I crazy? Do I have her grade wrong? He then looked at me with such disgust in his eyes and said, Work much? And I just fell apart right there in the scene. I thought in that small moment that I was a horrible mother who had forgotten what grade her daughter was in. I know my daughter’s grade. I knew it then. My husband was totally gaslighting me on camera. I was so humiliated. After the episode aired, I was bullied on every social media platform, with people saying I was a shit mother and wife and declaring, Jason should leave her and She cares too much about work. It was awful, but this helped me come out the other side stronger. I returned next season with an even firmer sense of self, despite that now I also have an ex-husband, and our kids do not appear on the show. A lot of who watch MDLLA view me in this certain waylike some tough chick who never sees her girls and who doesn’t care about anything remotely personal. But this is where self-awareness plays its most important role: I know who I am. I know that I’m not made of steel. I know that I’m soft and vulnerable and full of feelings. I also know that I’m a passionate mother who has a tendency to second-guess myself, which allows me to better manage it. I know that I’ve left meetings and gotten into my car just before the tears came streaming down my face. The world might think I’m a hard-ass, but I know who I truly am. When you can own it all there’s not much that will stop you.

Listen, I agree that I attract more crazy than your average person, I’m aware. But I’ve never encountered anyone like Ice Pick Guy. This client was a real piece of work. We had his home in Bel Air under contract, and everything was blowing up over Christmas. So I did what any good agent does and tried to bring the buyer and seller together. Unfortunately, my client did not agree with my sentiment and went off the rails. (1st Screenshot) At this point, I would have preferred a...cid in my bleeding sockets over talking any further with him. But wait, it keeps going (2nd Screenshot) Listen, I absolutely hear his plea and candidly agree that the buyer was unreasonable and shifty, to say the least. But 75 completely unhinged back-and-forths (I’ll spare you the rest). I mean, come on, dude, let’s slow our roll on the crazy train. So I had to bring in Gina, my business partner, to start tag teaming him. I’d have been miserable if I didn’t have someone I could trust and have a laugh when things went completely overboard. That’s the whole point of it, right? You share in your failures and you share in your successes. You’re much better, whether things are terrible or wonderful when there are friends or colleagues around. So that’s my little story for today! Over the years I've come to realize that if I really want to win a deal, win over my clients and ultimately own the room, I need to be able to ask the right questions and truly LISTEN to the answers. In a negotiation, it’s important to be thoughtful and consider every angle. You never want to be blindsided by something that you didn’t ask about or information you didn’t listen for. Knowing who’s in the room with you is so important. Once you have the information on who’s across from you and what’s motivating them, you can adjust your approach accordingly. You've got to be a chameleon sometimes and be willing to change your colors. Chameleons don't wake up and decide it’d be better to be a polar bear that day.
